Metro Tower, Seoullo Plaza, and Seoullo Tower in front of Seoul Station will be reborn as office facilities up to 35 stories high. Taking advantage of their location adjacent to Seoul Station, Namsan, and Namdaemun Market, open spaces will also be created on the lower floors.

On the 20th, Seoul City held the 9th Urban Planning Committee meeting and announced that it had approved the amendment to the 'Yangdong Urban Maintenance-type Redevelopment District 8-1 and 6 District Maintenance Plan Decision Change (Draft)' for the area around 526 Namdaemun-ro 5-ga, Jung-gu.


In Yangdong 8-1 and 6 Districts, located between Seoul Station and Namsan, there are the 20-story Metro Tower (approved for use in 1970), the Seoullo Tower with a maximum height of 18 stories (approved for use in 1985), and the 12-story Seoullo Plaza (approved for use in 1972). All three buildings are owned by YD816 PFB.


The new building will be constructed as one office facility building with a maximum height of 35 stories above ground. On the basement 2nd floor to the 1st floor above ground, open green spaces and neighborhood living facilities connected to underground passageways will be arranged.

The top floor will be developed as an observation space overlooking Namsan and the entire downtown area, to be used as a public open space for citizens. Considering the Hanyangdoseong (Seoul City Wall) located to the east of the project site, the high-rise section will be placed outside approximately 100 meters from the Hanyangdoseong.


Large-scale green spaces and citizen resting areas have also been secured in the outdoor spaces of the building. A new underground passageway connecting to Subway Line 1 will be constructed. It is planned to allow natural movement from the underground level to the surface of Toegye-ro.


According to the introduction of open green spaces and the ratio of public contributions, the floor area ratio has been set at 1166% or less, and the building coverage ratio at 50% or less. Land donation, construction of the new underground passageway, and cash donations will be made.

The open green space will be developed as a large-scale pedestrian and resting area. Considering connectivity with the open green space in Yangdong 4-2 and 7 Districts, where the Hilton Hotel is located, it is planned to extend from Toegye-ro through the Hilton Hotel to Baekbeom Square.


Seoul City stated, "Yangdong District 8-1 and 6 Districts represent a metropolitan-level urban space improvement plan considering the locational characteristics between Seoul Station and Namsan and the development plans of surrounding areas. Through a plan with high public engagement, it is expected to contribute to revitalizing the downtown area and enhancing urban competitiveness."
