Public housing consisting of 1,332 units will be supplied in the aging low-rise residential area of Singil-dong, Yeongdeungpo-gu, Seoul.

On the 18th, the Seoul Metropolitan Government held the 4th Public Housing Integrated Deliberation Committee meeting and conditionally approved the project plan for the Singil 2 Urban Public Housing Complex Zone, the city announced on the 19th.


This area, located at 205-136 Singil-dong, Yeongdeungpo-gu, was previously designated as a redevelopment promotion zone but was removed from the redevelopment zone in 2014, resulting in a continued poor residential environment. However, it was selected as a candidate site for the Urban Public Housing Complex Project in 2012, and with the participation of Korea Land and Housing Corporation (LH) applying for project plan approval, redevelopment is expected to accelerate following this approval.


The Urban Public Housing Complex Project is a redevelopment method led by public entities such as LH in aging urban areas where private redevelopment is difficult. It is mainly applied to areas near subway stations, semi-industrial zones, and low-rise residential areas. Last year, three station-area projects passed the integrated deliberation, and Singil 2 is the first case in a low-rise residential area.


According to the project plan, this area will apply a floor area ratio of up to 300%, with buildings ranging from three basement levels to 45 floors above ground, consisting of 18 buildings and a total of 1,332 housing units. These include 905 public sale units, 267 profit-sharing sale units, and 160 public rental units. The public rental housing will have a variety of exclusive areas ranging from 36 to 84 square meters.


Near Wushin Elementary School, a scenic green space will be created to improve the pedestrian environment at the complex entrance. Public pedestrian pathways within the complex and horizontal open public spaces will be connected to link with the surrounding area. A cultural park connecting the existing Menakgol Neighborhood Park and green corridors will also be developed alongside public offices. The complex will be designed as a social mix community without distinctions between sale and rental units. Construction is scheduled to begin in the second half of 2026, with completion targeted for 2029.


Han Byung-yong, Director of the Seoul Housing Policy Office, stated, "We expect that sufficient infrastructure such as housing, scenic green spaces, and cultural parks will be supplied to the aging low-rise residential area of Singil-dong, which has been neglected since the redevelopment zone was lifted, leading to revitalization of the local community and improvement of the poor residential environment."
