- Larger complexes with over 1,500 households show higher price increase rates
- 'Lotte Castle Winners Foret' expected to feature excellent product design unique to the Lotte Castle brand
In the real estate market, large apartment complexes maintain their popularity due to their rarity and symbolic value. With many households residing in these complexes, well-equipped community facilities and excellent designs enhance residents' quality of life and often drive higher market prices with added premiums in the future.
In particular, over the past year, large apartment complexes with more than 1,500 households have led the overall increase in apartment sale prices.
According to data from Real Estate 114, the average nationwide apartment price per 3.3㎡ in May this year was 20.87 million KRW, showing a price increase of about 0.38% compared to 20.79 million KRW during the same period last year.
Looking at the price increase rates by complex size during the same period: ▲under 300 households -0.27% (18.39 million → 18.34 million KRW) ▲300 to under 499 households -0.44% (18.45 million → 18.37 million KRW) ▲500 to under 699 households -0.87% (18.48 million → 18.32 million KRW) ▲700 to under 999 households -0.75% (18.92 million → 18.78 million KRW) ▲1,000 to under 1,499 households -0.44% (20.66 million → 20.57 million KRW) ▲1,500 households and above 1.59% (26.53 million → 26.96 million KRW), showing that only complexes with more than 1,500 households experienced price increases.
In fact, according to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the sale price of the 84㎡A unit at ‘Byeongjeom Station I-Park Castle’ in Byeongjeom-dong, Hwaseong-si, Gyeonggi Province, supplied in 2021, was 368 million KRW. After about three years since the sale, in May, the 84㎡ unit was traded at 734 million KRW, forming a premium of 366 million KRW. This complex, which also has over 1,500 households and significant upcoming development benefits, is analyzed to have generated this price gap.
Meanwhile, Lotte Construction is drawing attention by supplying ‘Lotte Castle Winners Foret’ in Yangsan-dong, Osan-si, Gyeonggi Province. The complex will be a large-scale development with 16 buildings ranging from basement level 2 to 27 floors above ground, totaling 1,672 households with unit sizes from 59 to 103㎡. As a branded large complex offering a variety of floor plans from small to large units, it is expected to attract strong interest from buyers.
As a large complex, ‘Lotte Castle Winners Foret’ also boasts excellent surrounding living infrastructure. A daycare center is located within the complex, and a middle school is scheduled to open in front of the complex in March 2027, followed by an elementary school in 2028, providing a safe educational environment. Additionally, Yangsan Elementary, Gwangseong Elementary, Sema Middle, Sema High, Byeongjeom High, and Dongtan International High are nearby.
Behind the complex lies Yangsanbong, allowing residents to enjoy the Yangsanbong hiking trail connected to the complex and the Doksanseong Sema plateau walking path in a pleasant environment. Nearby amenities include an outlet mall, Homeplus Byeongjeom branch, Osan City Hall, and Yangsan Library, making the living environment convenient.
Moreover, major development projects promising future value are underway. The GTX-C line is planned to be extended to Byeongjeom Station, enabling travel to Samsung Station in just 30 minutes. Additionally, the Dongtan Tram, connecting Dongtan Station (serviced by SRT and GTX-A lines) and Byeongjeom Station, is scheduled to open in 2027, improving transportation networks and facilitating smooth access to key hub cities.
Furthermore, the ‘Byeongjeom Complex Town’ development is in progress, leveraging the infrastructure around Byeongjeom Station due to the planned GTX-C line. The complex town will be developed on approximately 370,000㎡ in Byeongjeom-dong and Jinan-dong, Hwaseong-si, Gyeonggi Province, and will include commercial, residential, office, and green spaces, expected to benefit the nearby ‘Lotte Castle Winners Foret’.
Meanwhile, the model house for ‘Lotte Castle Winners Foret’ will be set up in June in Wondong, Osan-si, Gyeonggi Province, and a sales promotion center is currently operating in Byeongjeom-dong, Hwaseong-si, Gyeonggi Province.
