Daejeon to Host National Industrial Complex... Benefits of 'Hillstate Doan River Park'

The news of the establishment of Daejeon's first national industrial complex has stirred the nearby real estate market. This is because large-scale investments are expected to create jobs and increase demand for living close to workplaces, reflecting hopes for regional economic revitalization.


According to Daejeon City Hall, in March last year, an area of 1.6 million pyeong around Gyochon-dong, Yuseong-gu, Daejeon, was finally selected as a candidate site for a new national industrial complex after passing the Ministry of Land, Infrastructure and Transport's Industrial Location Policy Committee. A preliminary feasibility study is scheduled to be conducted this year, aiming for completion by 2030.


Daejeon City plans to attract nano and semiconductor industries, aerospace, and urban air mobility (UAM)-related industries to this site, creating a high value-added advanced industrial cluster. The establishment of the national industrial complex is expected to have an economic ripple effect of 6.2 trillion KRW in production inducement and create 35,000 jobs.


In particular, Daejeon City announced plans to develop the Gyochon-dong area into a southwestern advanced future-oriented new town. The southwestern new town will be 1.84 times the size of Yeouido in Seoul, making it one of the largest new town developments in the past decade.


As a result, prices of nearby complexes have risen significantly. According to KB Real Estate price data, the sale price of an 84㎡ unit in ‘Triple City Lakeforet’ (occupied in October 2021) located in Doan New Town near Gyochon-dong was 780 million KRW in June this year, up about 9.86% from 710 million KRW in June 2023.


Transactions have also become more active. According to data from the Korea Real Estate Board, apartment sales in Daejeon reached 1,370 transactions in April this year, the highest in 31 months since 1,346 transactions in September 2021. This is about a 31.60% increase compared to 1,041 transactions in February this year, just before the announcement.


Amid this, a representative beneficiary complex is attracting attention as it prepares for pre-sale. Hyundai Construction plans to supply ‘Hillstate Doan River Park’ in Doan 2-2 District, Hakha-dong, Yuseong-gu, Daejeon. Hillstate Doan River Park, the largest single-brand complex in the Daejeon area, will consist of 51 buildings with a total of 5,329 households, ranging from 2 basement floors to a maximum of 35 floors above ground. Among them, 2,561 households in Phase 1 and Phase 2 are scheduled to be supplied in July.


Hillstate Doan River Park is located within a 2 km radius of Gyochon-dong, where the Daejeon National Industrial Complex (planned) will be established, expected to absorb demand for living close to workplaces and benefit from improvements in the surrounding residential environment.


The complex also boasts excellent transportation infrastructure. It is close to Guam Station and Yuseong Oncheon Station on Daejeon Metro Line 1, and conveniently accessible to road networks such as the Daejeon Southern Ring Expressway and Honam Expressway. Additionally, Dongseo-daero, connecting Daejeon's Seo-gu and the old downtown area, is nearby, allowing quick access to Doan and Dunsan living zones. Doan-daero and Yuseong-daero are adjacent, enabling easy travel to Daejeon's preferred residential areas, Yuseong-gu and Seo-gu. Furthermore, the planned construction of Hyeonchungwon IC nearby and easy access to Bukdaejeon IC will facilitate swift travel not only to outlying areas but also to the Daedeok Research and Development Special Zone.


Notably, the Southwest Comprehensive Sports Town is planned within walking distance. According to Daejeon City Hall, this site, covering approximately 760,000㎡ (about 230,000 pyeong), is about half the size of Seoul Olympic Park (1,447,122㎡, about 430,000 pyeong). The site will include a comprehensive stadium, multipurpose gymnasium, sports facilities, and parks. Once completed, the Southwest Comprehensive Sports Town will offer opportunities for cycling, walking, and enjoying various sports and leisure activities.


The model house for Hillstate Doan River Park is scheduled to open in Doan-dong, Seo-gu, Daejeon (near Mokwon University).
