Since the extension of the GTX-C line was announced last January, real estate transactions have been actively continuing, centered around Cheonan and Asan. The GTX-C line extension plans to operate from the existing route of Yangju Deokjeong to Suwon, extending from Suwon to Cheonan and Asan, enabling travel between major points in the metropolitan area and Seoul within approximately 50 minutes.


With the recent opening of GTX-A, apartment prices in nearby areas have been rising, increasing expectations for the C line as well. Currently, due to high interest rates, the trend of rising pre-sale prices continues, attracting buyers and investors who want to gain capital gains at affordable prices to focus on the real estate market.


According to the Ministry of Land, Infrastructure and Transport's actual transaction price inquiry system, in February, ‘Dongtan Station Lotte Castle’ located near Dongtan Station was traded at a record high price of 2.2 billion KRW for an exclusive area of 102㎡, drawing attention. This is interpreted as a positive effect realized by the transportation benefits of the previously opened GTX-A.


House prices in Unjeong New Town, which is scheduled to open the GTX-A line this December, are also on the rise. ‘Unjeong New Town I-Park,’ closest to GTX Unjeong Station, was priced at 385 million KRW for 84㎡ in July 2020. However, in April this year, the same size was traded at 758 million KRW, adding a premium of 373 million KRW.


An industry insider said, “When conditions such as the development of a wide-area transportation network and proximity to workplaces are met, residential demand naturally increases. Currently, in the case of Cheonan, not only capital gains from GTX benefits but also large-scale development prospects are expected, making it a region with anticipated capital gains.”


Accordingly, interest in Cheonan’s new apartment complex ‘The Sharp Sinbu Centra’ is also increasing. The complex is located in Sinbu-dong, Dongnam-gu, Cheonan City, consisting of 9 buildings from basement level 2 to ground level 23, with exclusive areas ranging from 59 to 150㎡, totaling 592 households.


‘The Sharp Sinbu Centra’ is about a 10-minute drive from Cheonan Station, and accessibility to Seoul will be dramatically improved through GTX in the future. Additionally, the development of commercial facilities around the station area is expected to revitalize the local economy.


It is also close to Cheonan IC, Cheonan General Bus Terminal, Cheonan Express Bus Terminal, and Dujeong Station on Seoul Metropolitan Subway Line 1, making travel nationwide easier compared to other Cheonan and Asan areas. Moreover, with the scheduled opening of Bukil-ro in the Shindujeong District this October?a long-awaited project?accessibility to Dujeong Station and the Cheonan city center will be significantly improved, allowing for additional location premiums.


There are also abundant development benefits. Cheonan and Asan are set to receive a large-scale Samsung investment worth 56 trillion KRW, and Asan Tangjeong Display City is located within a 20-minute drive, allowing residents to fully enjoy the ‘Samsung effect.’ In April, Samsung announced an investment of 4.1 trillion KRW by 2026 in Asan, Chungnam, to produce the world’s first 8.6-generation IT OLED panels, and plans to invest about 52 trillion KRW in the Cheonan and Asan areas to create industrial complexes in fields such as secondary batteries and next-generation packaging, as well as attract companies.


Additionally, while apartment down payments are generally 10%, ‘The Sharp Sinbu Centra’ offers the advantage of requiring only a 5% down payment, approximately 20 million KRW, with no additional burden until move-in. The 5% down payment is structured so that the first payment is 10 million KRW, and the remaining balance can be prepared within one month, making it a very favorable contract structure for buyers.


The model house is located in Dujeong-dong, Seobuk-gu, Cheonan City, Chungcheongnam-do.
