- Suncheon Grand Park Xi attracts attention with Kyobo Bookstore collaboration and sky lounge creation
Recently, construction companies have been fiercely competing to differentiate their apartment brands in order to increase resident satisfaction, with the greatest focus on community facilities designed for residents.
In the 1990s, apartment community facilities for residents were limited to senior centers, kindergartens, and modest fitness rooms. However, since the 2000s, as competition among construction companies intensified in apartment marketing, the situation changed. High-end exercise facilities such as fitness centers, golf practice ranges, and swimming pools appeared, along with educational facilities like libraries and study rooms. Since 2010, upscale cultural facilities such as cafes, libraries, and sky lounges have been continuously introduced within apartment complexes.
The evolution of community facilities is interpreted as a result of brand differentiation competition among construction companies and consumer needs. An industry insider stated, “There is a growing atmosphere where the apartment brand value increases simply by having a community where residents can handle everything from exercise to childcare and leisure within the complex,” adding, “As customers’ standards rise with their income levels, community facilities can clearly meet those expectations, so the competition for differentiation will continue to be intense.”
Community facilities have recently been evolving continuously. Among major construction companies, GS Construction stands out the most. The recently sold-out ‘Yeongtong Xi Central Park’ in Suwon, Gyeonggi Province, attracted attention by announcing plans to provide Kyobo Bookstore curation services within the complex. Although the location was good, this product value differentiation is credited with helping achieve 100% contracts in a short period during the official contract period. The ‘Yeongtong Station Xi Praciel’ apartment in Yongin also contributed to a sell-out by attracting attention with its differentiated sky lounge.
In particular, places preparing for sales in provincial areas are also raising the overall prestige of their complexes through such community differentiation, drawing interest. GS Construction’s ‘Suncheon Grand Park Xi,’ being built near Suncheonman National Garden, is a representative example.
Suncheon Grand Park Xi is the first Xi apartment introduced in Suncheon, with great care taken in product composition. The community center for residents, ‘Club Xi-an,’ includes Suncheon’s first sky lounge, offering views of Suncheonman National Garden. ‘Club Xi-an’ will also feature community facilities such as a small library providing Kyobo Bookstore book curation services, a GDR golf practice range, sauna, and fitness club. Additionally, an Open Coffee Station (OCS) with a cafeteria and lounge will be established, allowing residents to enjoy a leisurely daily life with tea and coffee.
Furthermore, the layout maximizes natural light by orienting all units mainly southward and using 4-bay and 5-bay structures. Wide distances between buildings ensure residents’ privacy and unobstructed views. Pantries and dressing rooms are designed by unit type to use indoor space efficiently. Also, two 206㎡ units will be presented as penthouses on the top floor.
A local real estate agency commented, “Suncheonman National Garden, located near the complex, has become an international attraction with continuous visits from foreigners, solidifying the area’s role as the center of the local economy,” adding, “This ultimately means the future value of Suncheon Grand Park Xi will also rise.”
Meanwhile, Suncheon Grand Park Xi will be located in Pungdeok-dong, Suncheon-si, Jeollanam-do, consisting of a total of 997 households with exclusive areas ranging from 84 to 206㎡. The model house is scheduled to open in June near Pungdeok Middle School in Pungdeok-dong, close to the project site, with move-in planned for July 2027.
