Even amid the real estate market downturn crisis, local cities with KTX and SRT high-speed rail stations continue to attract steady interest from homebuyers due to their prime locations.
KTX and SRT are high-speed rail lines extending nationwide, centered on the Gyeongbu and Honam lines, with KTX also covering the Jungang and Gangneung lines. There are a total of 20 stations where the high-speed trains, running at speeds up to 300 km/h, stop, allowing access to Seoul from anywhere in the country within a maximum of 2 hours by high-speed rail. For areas adjacent to the Seoul metropolitan area such as Gangwon and Chungcheong regions, most locations can reach Seoul within an hour, maintaining steady demand from metropolitan area buyers looking for second homes and the like.
Additionally, further development around the stations is noteworthy. Unlike regular subway lines, KTX station complexes operate without stopping at major hubs, significantly shortening travel times between regions and greatly improving accessibility to Seoul. Moreover, the increase in foot traffic around KTX stations fosters commercial development, enhancing both living environments and investment potential.
The geographic advantage of being near a KTX station is also reflected in surrounding housing prices. According to KB Real Estate prices, Iljik-dong, where KTX Gwangmyeong Station is located, has an average market price of 1.1796 billion KRW, which is over 400 million KRW higher than the average price for the entire Gwangmyeong city. According to Asil, all of the top 10 apartment prices in Cheonan Seobuk-gu are located in Buldang-dong near KTX Cheonan-Asan Station. Apartments in Gajwa-dong, Jinju, Gyeongnam, where KTX Jinju Station is located, are priced at around 320 million KRW, about 20% higher than the Jinju average of 270 million KRW.
A real estate expert said, "Similar to how commercial and residential facilities were developed around bus terminals in the past, various lifestyle convenience facilities are now being established around high-speed rail lines such as KTX and SRT, improving residential infrastructure in the area and reflecting positively on housing prices."
‘Pyeongchang Jinbu Wellaum The First,’ located in the KTX Jinbu Station area in Jinbu-myeon, Pyeongchang-gun, Gangwon-do, is currently offering remaining units for sale, attracting significant attention from buyers.
First, this complex boasts an excellent location with KTX station proximity. It is the closest apartment complex to KTX Jinbu Station within Pyeongchang Jinbu-myeon, allowing access to Seoul within an hour, and is also near Jinbu Intercity Bus Terminal, enabling easy travel nationwide. It is conveniently close to roads such as Yeongdong Expressway Jinbu IC and Gyeonggang-ro, facilitating easy vehicle access. Additionally, schools and educational facilities such as Jinbu Elementary, Jinbu Middle, Jinbu High, and Pyeongchang-gun Jinbu Library are within walking distance, making both transportation and education environments excellent advantages.
The infrastructure is also abundant. Residents can utilize various facilities developed through the upcoming KTX Jinbu Station area development project, as well as share two living zones including the Jinbu central living area, which houses Hanaro Mart, Jinbu Community Sports Center, and a cultural center. Furthermore, nearby clean natural environments such as Alpensia Resort, Yongpyong Ski Resort, and Odaesan provide leisure opportunities.
From a pricing perspective, the complex is also considered highly advantageous. The project announced its recruitment in June 2021, meaning prices were set three years ago, offering reasonable pricing amid the recent nationwide rise in pre-sale prices.
The pre-sale price of Pyeongchang Jinbu Wellaum The First starts from around 8 million KRW per 3.3㎡. Compared to the average pre-sale price of 14.77 million KRW per 3.3㎡ in Gangwon Special Self-Governing Province as of May this year, the complex is approximately 45% cheaper. Moreover, this complex benefits from the second-home policy, which allows existing homeowners acquiring a new home in a population-decreasing area to maintain the same status as existing homeowners, adding further merit.
Meanwhile, ‘Pyeongchang Jinbu Wellaum The First’ is the first 25-story apartment in Pyeongchang, offering unobstructed views, high-quality specialized designs, and 4Bay layouts (in some units), ensuring high residential satisfaction. The complex consists of 4 buildings, from basement level 1 to ground level 25, with 265 units mainly of medium-sized types ranging from 84 to 122㎡. Parking is arranged from basement level 1 to ground level 1, and themed central parks and landscaping have been carefully designed on the ground level.
