- Anyang City Non-Resident Apartment Sales Transactions Hit Highest in Last 2 Years

Despite the prolonged high-interest rate environment causing a contraction in the real estate market, transactions by 'outsiders' in Anyang City, Gyeonggi Province have shown a significant increase.


According to the Korea Real Estate Board, the total number of apartment sales in Anyang City, Gyeonggi Province from January to March this year was 725. Among these, sales to outsiders accounted for 165 transactions (22.7% of the total), marking the highest level in the past two years.


The increase in outsider apartment sales?from 42 cases in January to March 2022 and 92 cases in the same period in 2023?is interpreted as being driven by several advantageous factors. In particular, the abundance of jobs, excellent accessibility to Seoul, and the continuous supply of brand-name apartments that improve residential convenience have attracted buyers aiming to enter the market before prices rise further.


Additionally, in the case of Anyang City, the price competitiveness compared to Uiwang City, located relatively to the south, is cited as one of the reasons driving outsider apartment purchases. As of March, the average apartment sale price in Anyang was KRW 651.4 million, which is more affordable than Uiwang’s KRW 625.34 million.


A real estate industry insider explained, “Generally, active inflow of outsiders into the transaction market indicates strong metropolitan investment demand. High metropolitan demand means higher turnover and liquidity, which suggests the potential for future price premium formation.”


Following existing apartment sales, apartments currently on sale are also attracting high interest. Despite the ongoing high-interest rate trend, various sales benefits are offered, making the initial cost burden relatively low.


Among these, DL Construction’s recently launched “e-Pyeonhansesang Pyeongchon Urban Valley” has emerged as a popular complex. By offering a 10% down payment, interest-free intermediate payments, and free balcony expansion, the project reduces the financial burden of homeownership until move-in.


Notably, since there is no obligation for actual residence, there is an advantage of potentially earning capital gains through resale of the pre-sale rights, which increases its investment value.


The complex offers convenient access to Geumjeong Station on Subway Lines 1 and 4 and the planned GTX-C line, as well as the planned Hogye Station (tentative name) on the Indeogwon-Dongtan double-track railway. It is located near Howon Elementary School, providing a “school proximity” advantage, and is close to the Pyeongchon academy district, making it an attractive location for buyers strategizing home purchases.


“e-Pyeonhansesang Pyeongchon Urban Valley” is being developed in Hogye-dong, Dongan-gu, Anyang City, consisting of 6 buildings ranging from 3 basement floors to a maximum of 20 floors above ground, with a total of 458 households. The units are composed of △59㎡ with 189 households △74㎡ with 45 households △79㎡ with 37 households △84㎡ with 128 households △98㎡ with 59 households.


The complex is constructed by DL Construction, which boasts a solid financial structure with stable financial indicators and excellent credit ratings, and is supplied through KT&G’s project implementation. Therefore, it is expected to provide stable construction and high quality despite the downturn in the construction industry.


In particular, the introduction of the “C2 House” specialized design unique to e-Pyeonhansesang and the “Smart Clean & Care Solution,” a specialized fine dust reduction system installed both inside and outside the complex, are factors that significantly enhance residential value.


The above-ground space of the complex is designed as a park-type area without parking spaces. It features a central plaza landscaped with various plants, a green caf? (tea house), and a circular walking path. The parking capacity reaches 690 spaces (including 35 for electric vehicles and 12 for neighborhood commercial facilities). Additionally, community facilities such as an indoor golf practice range, screen golf, GX room, fitness center, reading room, and residents’ caf? are included to support residents’ convenience.
