Senior Residence 'Wirye Simphonia' Promotion Center Opening

The promotional center for 'Wirye Symphonia,' which will welcome active seniors next March in Jangji-dong, Songpa-gu, Seoul (Wirye New Town), opened on the 4th. With 4 basement floors, up to 9 floors above ground, and a total of 115 units, Wirye Symphonia is a senior residence targeting people aged 60 and over. It is operated by Hanmi Global D&I, a real estate development subsidiary of Hanmi Global.

On this day, B and C type units were available at the promotional center. Wirye Symphonia is mainly composed of four types, A to D. Types A and B are 33㎡ exclusive area 1.5-room units, while types C and D are 47㎡ exclusive area 2-room units. The B type features a spacious bedroom dress room, and the C type stands out with an extended balcony and a circular layout. Common features include lowered thresholds from the entrance, emergency bells installed throughout the bathroom, rooms, and living room, and sliding doors designed to be easily opened in emergencies such as falls.

The building is strategically built on a sloped terrain, placing the lobby on the basement first floor, with the residence’s first floor starting at the second-floor height. Additionally, a sunken garden allows natural light to reach the basement. Nearby convenience facilities include Seoul World Hospital within a 1 km radius, and advanced hospitals such as Seoul Asan Medical Center and Samsung Seoul Hospital within about 10 km. Starfield City is also accessible on foot. The Wirye Line’s Wirye Hosu Park Station (tentative name), scheduled to open in September next year, is only 150 meters away, and a bus stop is located right at the entrance. The area is rich in greenery with the Human Ring walking trail (4.4 km), Namhansanseong Fortress, Jangji Stream, and Wirye Hosu Park nearby. Uniquely, a daycare center will be built right next to Wirye Symphonia, with a similar opening schedule. The company expects this to reduce resistance to senior facilities and meet local demand.

The core advantages of senior residence life, such as resident care services and cultural and leisure programs, are also diverse. Basic services include housekeeping such as cleaning and waste separation, and concierge services acting as a secretary. Additionally, 24-hour health consultations, personalized exercise recommendations, and diet coaching are available at the nurse’s office and healthcare room within the building. Community facilities include an indoor golf range, sauna, fitness center, and table tennis room. Club activities for resident interaction and one to two events per month are also planned.

Admission is possible from age 60. Even if only one spouse is over 60, admission is allowed. However, since the target is active seniors who travel and maintain their lifestyle, a health check-up result confirmation is mandatory before admission. Hanmi Global D&I plans to announce resident recruitment within this month.

Pricing is divided into monthly rent and jeonse (lump-sum deposit) types. Although final approval is pending, for the monthly rent type, the deposit ranges from 400 million to 570 million KRW, with a monthly fee (including living expenses and meals) of about 3.1 million to 3.6 million KRW for one person, and about 3.9 million to 4.4 million KRW for two people. For the jeonse type, the deposit ranges from 560 million to 770 million KRW, with monthly fees of about 2.3 million to 2.6 million KRW for one person, and about 3.1 million to 3.4 million KRW for two people. Additional costs such as materials for subscription services or program use are extra. A Hanmi Global D&I official explained, "The pricing is set slightly higher than the jeonse prices in the Wirye New Town area but somewhat lower than the sale prices."

The company expects strong interest from demanders as Wirye Symphonia is the third senior residence to be established in the Gangnam area.
