Stationside complexes boast overwhelming residential demand and maintain strong popularity even during real estate downturns.


One of the biggest advantages of stationside complexes is transportation convenience. Urban railways offer high punctuality, positively impacting commuting and freeing residents from traffic congestion. Large commercial districts can also be expected. Areas near subway stations have abundant foot traffic, creating favorable conditions for the development of commercial zones.


As such, stationside complexes allow residents to enjoy lifestyle infrastructure all at once nearby, often leading these complexes to set the surrounding market prices as flagship developments.


According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the ‘Ilgwang Xi Prugio 2 Complex’ with an exclusive area of 84㎡ was traded at 500 million KRW in January, and by May, it reached 700 million KRW, showing a steep upward trend. The complex is within walking distance of Ilgwang Station (Donghae Line), and residents can conveniently enjoy the commercial district formed around Ilgwang Station.


Amid this, the news of first-come, first-served building and unit designation for ‘Busan Jang-an District Dietre The Ocean,’ which is expected to have an overwhelming transportation premium, is attracting attention.


The complex is within walking distance of ‘Jwacheon Station (Donghae Line),’ and about a 5-minute drive from the Donghae Expressway (Busan~Ulsan), allowing convenient access to nearby urban centers such as Ulsan Taehwagang Station and Centum City by car or public transportation. Currently, the ‘Nopo-Jeonggwan Line (Phase 1) Project (under preliminary feasibility study)’ is planned for Jwacheon Station, which is expected to benefit the area as a double stationside zone (planned).


Additionally, according to the ‘2040 Long-term Development Plan’ by Gijang County Office, large-scale urban development projects around ‘Jwacheon Station (Donghae Line),’ maintenance of Jwagwangcheon walking trail and waterfront pedestrian paths, and establishment of leisure facilities at Ilgwang Amusement Park are planned, promising excellent local lifestyle infrastructure.


The complex is expected to provide a safe school commute environment with kindergartens, elementary, middle, and high schools (planned) all located within approximately 300 meters radius. Moreover, residents can walk to ‘Shinsegae Simon Busan Premium Outlets’ and ‘Southeastern Nuclear Medical Center.’ Within about a 10-minute drive are the ‘Seoul National University Hospital Gijang Heavy Ion Therapy Center (planned),’ ‘Southeastern Radiation Medical Science General Industrial Complex,’ ‘Jang-an General Industrial Complex,’ ‘Ballyong General Industrial Complex,’ and ‘Jeonggwan General Industrial Complex,’ offering excellent proximity to workplaces.


Among apartments in the Jang-an District, this is the only one offering medium to large-sized units, making it highly rare. It features a ‘wide living room design over 6 meters (except some types),’ 1.61 parking spaces per household, 42 electric vehicle charging stations (planned), and two elevators per building, demonstrating excellent product competitiveness.


The sale price starts from the 400 million KRW range for the 84㎡ exclusive area, considered reasonable amid rising raw material costs. Additionally, for the first time in Busan, simultaneous benefits are provided on a limited-time basis, including ‘a contract deposit of 1 million KRW, interest-free interim payments, free options worth up to approximately 24 million KRW (varies by type), unlimited resale allowed (after April 2025), and living room floor-to-ceiling windows and glass railings.’ The 1 million KRW deposit is paid at contract signing, and one week later, the remaining amount is paid after deducting 1 million KRW from the existing 5% deposit.


Furthermore, a ‘Contract Condition Assurance System’ is applied, and a ‘mini carrier’ is given on a first-come, first-served basis to customers visiting after prior reservation (subject to early closure), generating strong interest.


Daebang Construction is the builder, and the model house is successfully operating in Maehak-ri, Jeonggwan-eup, Gijang County.
