Yeouido Reachable in 20 Minutes with Sinansan Line Opening, ‘Triple Metro Lumini’ in Spotlight

- House Prices Expected to Rise Like Past Gwangmyeong Station Benefiting from KTX
- Plans for ‘GTX-F’... Complex Transfer Center Benefits Also Anticipated

The future value of real estate around Siheung City Hall Station is attracting attention. Following the Seohae Line, which elevated Siheung's value by one level, several railway developments with even greater impact are on the horizon. In the industry, there is talk of a "deja vu" of Gwangmyeong Station. Already, large sums of money from quick investors are pouring into nearby properties currently on sale, drawing significant interest.


According to the real estate industry, all major developments waiting in the southern Gyeonggi area are concentrated around Siheung City Hall Station. The hottest development is undoubtedly the Shinansan Line. This line connects Ansan (Hanyang University Station) through Siheung and Gwangmyeong to Yeouido in Seoul (approximately 44 km). Construction is progressing smoothly with a target opening in 2025.


Once the Shinansan Line opens, accessibility from Siheung to Yeouido Station will greatly improve, effectively placing it within the Yeouido living zone. Currently, it takes about 50 minutes from Seohae Line Siheung City Hall Station to Yeouido, but after opening, the time is expected to be reduced to the 20-minute range. The Shinansan Line also passes through Gwangmyeong Station, making transfers to the KTX convenient.


The other major development paired with the Shinansan Line is the Wolgot-Pangyo Line (Wolpan Line). The Wolgot-Pangyo Line connects Incheon Songdo Station to Siheung Wolgot and Gyeonggi Seongnam Pangyo (about 34 km). Currently, to travel from Siheung to Pangyo, one must take the Suin-Bundang Line and detour through Suwon and Yongin. However, once the Wolgot-Pangyo Line opens, direct access from Siheung City Hall Station to Pangyo will be possible in about 20 minutes. Transfers to Line 1 and Line 4 are also available at planned stations Anyang and Indeokwon, shortening travel time to Seoul.


Additionally, the GTX-F Line, which will circulate the metropolitan area in a square shape ("ㅁ"), is planned at Siheung City Hall Station, promising to play a key role as a transportation hub in the southern metropolitan area. Furthermore, the establishment of a complex transfer center is expected to further strengthen the area's role as a transportation hub in southern Gyeonggi.


Based on these major transportation developments, there is growing anticipation that the area around Siheung City Hall Station will emerge as the second Gwangmyeong Station. After the opening of KTX Gwangmyeong Station, housing prices surged, and additional lines such as the Shinansan Line and Wolgot-Pangyo Line are also forthcoming. According to the Ministry of Land, Infrastructure and Transport's actual transaction prices, the 'Gwangmyeong Station U Planet Desiang (occupied in 2021)' near Gwangmyeong Station saw its 84㎡ exclusive area housing rights traded at just over 500 million KRW initially, but later sold for 1.52 billion KRW, setting a new record. All surrounding apartments have more than doubled in price compared to their initial sale prices, firmly establishing the area as a wealthy district.

Accordingly, contracts are proceeding smoothly for complexes currently on sale near Siheung City Hall Station. A representative example is 'Triple Metro Lumini,' constructed by Lotte Construction on business facility lots 1 and 2 in Janghyeon District. It consists of a total of 351 units with exclusive areas ranging from 44 to 76㎡. Residents can directly benefit from the transportation developments awaiting Siheung City Hall Station.


The trendy residential spaces constructed by first-tier brand builder Lotte Construction also attract attention. The layouts include specialized floor plans designed for efficient space separation for 1-2 person households, as well as 3-bay structures with two bathrooms and dressing rooms, offering floor plans comparable to small apartment types. Many finishing materials and home appliances are provided as standard, reducing the purchasing burden.


Additionally, features such as breakfast delivery, life care services, and exclusive care services for residents enable an "all-in-one life" experience.


Benefits from the 'January 10 Real Estate Measures' announced by the Ministry of Land, Infrastructure and Transport in January are also expected. From January this year until December next year, purchasing officetels with exclusive areas of 60㎡ or less (under 600 million KRW in the metropolitan area) that are completed during this period will be excluded from the count of houses when calculating acquisition tax, capital gains tax, and comprehensive real estate tax. Existing small houses can also be excluded from the house count for tax purposes if registered for rental.


Meanwhile, the Triple Metro Lumini model house is located in Iljik-dong, Gwangmyeong City, Gyeonggi Province (near KTX Gwangmyeong Station). The expected move-in date is the second half of 2025.
