On the 24th, the Seoul Metropolitan Government announced that the 2nd Integrated Review Committee for Redevelopment Projects approved the architectural and landscape (change) review plan for the reconstruction project of Ilwon Gaepo Hanshin Apartment.

The reconstruction project of Ilwon Gaepo Hanshin Apartment (around 615-1 Ilwon-dong, Gangnam-gu) involves constructing three buildings with 3 basement floors and up to 35 floors above ground, comprising 480 apartment units (including 66 rental housing units) and auxiliary and welfare facilities. A floor area ratio of 299.99% was applied.

With the recent change in the maintenance plan, the number of households decreased by 18 compared to the original plan. The number of small units was reduced, while medium and large units were increased. The planned number of units by size is 128 units under 60㎡ exclusive area, 218 units between over 60㎡ and up to 85㎡, and 134 units over 85㎡.

The integrated review included plans to build commercial spaces to activate the street. A connected green space plan along Ilwon-ro was also prepared. This will be used as a resting area for citizens, including urban walks, along with improving the residential environment.

Ilwon Gaepo Hanshin Apartment has received approval for the project implementation plan and the management disposition plan. Relocation is targeted for August. The construction company is GS Construction. Construction is scheduled to begin in 2026 and be completed in 2029.

Han Byung-yong, Director of the Housing Policy Office, said, “Through the full-scale integrated review of redevelopment projects, we will promptly provide a more pleasant and convenient residential environment,” adding, “We expect the integrated review process for redevelopment projects to quickly settle and play a significant role in stabilizing housing for Seoul citizens through timely housing supply.”
