Suwon Mayor Lee Jae-jun "Establishing and Promoting Basic Plan for Redevelopment of Aged Residential Development District" Suwon Mayor Lee Jae-jun is explaining the 'Suwon-style Urban Re-creation 2.0 Project' on the 22nd at the Suwon City Hall medium conference room.

The city of Suwon in Gyeonggi Province is accelerating large-scale redevelopment of aging residential development districts by establishing the ‘Basic Plan for Redevelopment of Aging Planned Cities.’


On the 22nd, Suwon Mayor Lee Jae-jun stated at the city hall’s medium conference room that through the ‘Suwon-style Urban Re-creation 2.0 Project,’ "We will quickly prepare the foundation to leap forward as a future city in line with the enforcement of the ‘Special Act on Redevelopment and Support of Aging Planned Cities.’ Once the Basic Plan for Redevelopment of Aging Planned Cities is established, multiple complexes can be grouped to designate special redevelopment zones and various special measures will be granted to enable integrated redevelopment such as unified reconstruction within the zones," he explained.


Accordingly, Suwon City plans to begin establishing the Basic Plan for Redevelopment of Aging Planned Cities from June and complete it by the end of 2025.


The ‘Leading District,’ which will serve as a model for Suwon’s aging city redevelopment, will be prioritized based on factors such as resident participation, urgency of residential environment improvement, contribution to urban function enhancement, and ripple effects on surrounding areas.


The Suwon-style Urban Re-creation 2.0 Project is being carried out based on three main strategies: ‘Faster, Bigger, Easier.’


Through the ‘Faster’ policy, Suwon will expedite the redevelopment of aging original downtown areas by shortening the designation period for new redevelopment zones from a minimum of 5 to 10 years to 2 years. To this end, starting in the second half of this year, a ‘resident proposal method for redevelopment zones’ will be introduced. Instead of designating redevelopment planned zones every 10 years, anyone among the citizens will be able to propose redevelopment zone designations every 2 years. Suwon City will establish a ‘Living Zone Plan’ dividing the entire city into 19 areas and will regulate floor area ratio incentives accordingly.


Mayor Lee Jae-jun emphasized, "We are currently proceeding with the ordinance amendment process following the revision of the basic plan. After the ordinance is amended, we will solicit candidates for redevelopment projects and prioritize areas where residential environment improvement is urgent to swiftly promote the projects."


The ‘Bigger’ policy applies to ▲ high-density complex development around station areas ▲ Saebit Town ▲ Saebit Safe Jeonse Housing, among others.


High-density complex development around station areas involves creating complex development project models according to the characteristics of station areas and prioritizing the development of triple and double station areas to serve as central hubs.


Mayor Lee explained, "Within 500 meters from the platform boundary, we will raise the legal maximum floor area ratio up to 120%, and within 200 meters, ultra-station areas will be considered for zoning upgrades up to quasi-residential areas."


The ‘Easier’ policy is a strategy that places citizens at the center of all urban redevelopment policies.


Mayor Lee Jae-jun promised, "Through the Suwon-style Urban Re-creation 2.0 Project, we will fully support the revitalization of the entire city of Suwon and its rebirth as a competitive future city."
