Landmark 'Seodaemun Central I-Park' Expected in Mountainous Area Location

Recently, apartments with healing environments have become popular in the real estate market. These apartments are located near pleasant natural surroundings, making it easy to spend leisure time, and as a result, housing demand has been solidly established, showing strong performance.


In fact, in a survey conducted and published by the Korea Research Institute for Human Settlements titled '2025 Future Housing Market Trends,' 35% of respondents cited 'comfort provided by nature' as the most important factor when choosing a residence. Additionally, a survey by the real estate information platform Zigbang on the most important location and external structural factors when selecting a living space found that 31.6% of respondents chose 'comfort - proximity to parks and forests,' the highest percentage.


Popularity is also evident in the subscription market. In October last year, 'Dongtan Lake Park Nature & e-Pyeonhansesang (private housing)' in Hwaseong, Gyeonggi Province, received 105,179 first-priority subscription applications for 279 general supply units, recording an average competition rate of 376.99 to 1, ranking first in subscription competition last year. This is a park-adjacent apartment near Dongtan Lake Park, a landmark of Hwaseong Dongtan New Town.


The same applies in Seoul. In March, 'Gyeonghuigung U-Bora' in Seodaemun-gu, Seoul, closed its subscription successfully with an average first-priority competition rate of 124.37 to 1. It is adjacent to Independence Gate Cultural Park and Seodaemun Independence Park.


An industry insider said, "It is true that more people want to spend leisure time near their homes after the end of the COVID-19 pandemic," adding, "As more people prefer pleasant locations, housing demand resulting from this is expected to continue increasing."


Meanwhile, there is high interest from buyers in the landmark apartment 'Seodaemun Central I-Park,' located in a quadruple mountain range area. It is supplied through the redevelopment project of Hong Eun 13 District, consisting of 12 buildings with a total of 827 households, ranging from three basement floors to 15 above-ground floors. Among them, 409 units with exclusive areas of 49 to 84 square meters will be offered for general sale. Notably, the 84㎡ units include 24 T84㎡ terrace house-type units. Construction is undertaken by HDC Hyundai Development Company.


The complex is situated in a 'quadruple' mountain range location, with Bukhansan Mountain to the rear, Inwangsan Mountain in front, and Ansan and Baekryeonsan Mountains to the west. Surrounded by mountains, it offers green views, promising a pleasant and nature-friendly residential environment. The surrounding mountains feature Bukhansan National Park, Inwangsan Dulle-gil Trail, Ansan Jarak-gil Trail, and Baekryeonsan Green Forest Trail, allowing residents to enjoy changing natural scenery each season, making it popular among locals.


The nearby Hongjecheon Stream will further enhance the pleasantness of 'Seodaemun Central I-Park.' Residents can access Nanji Hangang Park and Mangwon River Park via the Hongjecheon bicycle road and walking paths, and there is a waterside terrace caf? in front of Seodaemun Hongje Waterfall, offering diverse leisure and cultural activities.


The surrounding living infrastructure is also excellent. Educational institutions such as Hong Eun Elementary School and Inwang Middle School, as well as Pobangte Market, are within walking distance. Inwang Market, NC Department Store, E-Mart, and CGV are accessible within a 10-minute drive. Public and administrative facilities such as Seodaemun Tax Office, Hongje-dong Post Office, Hongje 1-dong Community Service Center, and Hongje Police Station are also easily accessible.


The road transportation network is noteworthy. Close to Hong Eun and Hongje ramps, it is easy to access the Internal Circulation Road, facilitating travel to southwestern and eastern Seoul. Via Tongil-ro, residents can quickly and easily reach downtown areas such as Seoul Station and City Hall. Through Hongje Station on Subway Line 3, it takes about 10 minutes to reach major downtown areas like Jongno, Gwanghwamun, and City Hall, and about 20 minutes to Gangnam areas such as Apgujeong and Sinsa, making commuting by public transportation convenient.


Seodaemun-gu, where the complex is located, is a non-regulated area, allowing both household heads and members to apply for subscriptions, with no restrictions on home ownership or re-subscription. The resale restriction period is one year, and there is no obligation for actual residence.


The model house for 'Seodaemun Central I-Park' will be set up in Wonheung-dong, Deogyang-gu, Goyang-si, Gyeonggi Province, and is scheduled to open in May.
