The areas of Yeonsan-dong in Yeonje-gu and Yangjeong-dong in Busanjin-gu, Busan, are transforming into new residential towns through active redevelopment projects. Within Busan, this area is referred to as the ‘Yeonyang Line (Yeonsan-Yangjeong)’ because it spans from Yeonsan Station to Yangjeong Station on Busan Subway Line 1.
The ‘Yeonyang Line’ is broadly divided into three zones. The first is the administrative center zone around City Hall Station, where Busan Metropolitan City Hall, Busan Police Agency, and Yeonje-gu Office are located. The second is the Yeonsan living zone, which is concentrated with financial institutions, hospitals, offices, and commercial facilities. The third is the school-dense zone south of Yangjeong Station, home to numerous elementary, middle, and high schools, as well as universities such as Dong-Eui University and Busan Women’s College. This area is well-equipped with all necessary infrastructure.
The ‘Yeonyang Line’ has seen active redevelopment projects since the 2000s. According to the Busan Metropolitan City redevelopment project website, there are over 10 redevelopment projects either planned for sale or already sold in this area, boasting a scale of more than 10,000 households.
The Yeonsan-dong area in Yeonje-gu has completed apartment sales from District 1 to District 6, with brand-name apartments such as Hillstate and Lotte Castle being built one after another.
In the Yangjeong-dong area of Busanjin-gu, redevelopment projects for Yangjeong Districts 1 to 3 and street housing maintenance projects are underway. In August last year, the first to move in was Yangjeong District 2’s ‘Yangjeong Forehills Sweethen,’ which recorded an average competition rate of 93.40 to 1 with 42,589 applicants for the first priority during its May 2020 sale.
In May this year, ‘Yangjeong Lotte Castle Frontiel,’ developed through the redevelopment of Yangjeong District 3, is scheduled to be launched for sale. The complex consists of 10 buildings ranging from three basement floors to 28 above-ground floors, with units sized from 39 to 110 square meters, totaling 903 households. Among these, 489 households sized 59 to 110 square meters will be available for general sale.
‘Yangjeong Lotte Castle Frontiel’ is located on a rare flat terrain in Busan and offers access to the living infrastructure of Yeonsan, City Hall, and Seomyeon Bujeon, which is expected to result in high residential satisfaction.
First, it is located in the immediate vicinity of Yangjeong Station on Busan Subway Line 1, making transfers to Lines 2, 3, 4, and the Donghae Line easy. It is also close to the Jungang-daero BRT and has a well-connected triple wide-area transportation network including Yeonsu-ro, Jungang-daero, and Dongpyeong-ro. Additionally, various transportation improvements such as the full opening of the KTX-Eum (planned) from Busan Bujeon Station to Seoul Cheongnyangni Station by the end of this year, the undergrounding of the Gyeongbu Line (in progress), BuTX (Busan-type express railway) (planned), and Hwangnyeong 3 Tunnel (planned) are expected to further enhance transportation conditions in the future.
The educational environment is also excellent. Schools such as Yangjeong Elementary, Yangdong Elementary, Dong-Eui Middle, Yangdong Girls’ Middle, Sejeong High, Yangjeong High, Busanjin Girls’ High, Seongmo Girls’ High, and Dong-Eui University are densely located within walking distance. The Yangjeong-dong academy district, the Miracle Library (planned), and Busan Global Village are also nearby.
Lotte Department Store, E-Mart, and Dong-Eui Hospital are close by, and residents can enjoy a pleasant lifestyle with clean natural environments such as Songsanghyeon Square, Busan Citizens Park, Hwaji Park, Busan City Hall Citizen Plaza, and Hwangnyeongsan hiking trails. The vicinity of the complex is also densely populated with Busan City Hall, Yeonje-gu Office, Police Agency, National Tax Service, Labor Office, and courts, making it a promising residential area supporting Busan’s largest administrative town.
An industry insider said, “While the old downtown areas have abundant infrastructure, they also have the disadvantage of many aging places. The traditional old downtown areas of Yeonje-gu and Busanjin-gu in Busan are emerging as new residential towns with about 10,000 households through active redevelopment projects, so interest in the sale complexes is very high.”
