As the story of a landlord who put a condition that one room cannot be used while renting out a jeonse house became known, netizens have been debating. Opinions clashed between "Jeonse is a contract to occupy the entire house, so it doesn't make sense" and "As long as both parties agree on the conditions, it's not a big problem."

On the 3rd, a post titled 'Jeonse option house I've never seen before on Save Me, Holmes' was uploaded on an online community, summarizing the content of MBC entertainment show 'Save Me! Holmes' aired on March 14.


In the broadcast, host Kim Sook introduced a country house with the description "a house with all sorts of things." The house had a recording studio and a rehearsal room installed in the basement. The problem was the unusual condition set by the landlord. The tenant could not use the recording studio but had to manage it during the contract period, such as running a dehumidifier.


Kim Sook said, "The recording studio door must be closed. (The tenant) cannot use it," and added, "But since this is the basement, dehumidification is a bit difficult. So please run the dehumidifier a bit." Other cast members asked, "What do you mean by that? Isn't jeonse supposed to include all spaces of the house?" but the answer was, "We can't remove the recording equipment."

Upon hearing the story, Park Narae said, "I have lived in a house like this," and added, "They tell you in advance as a special clause in the contract." A special clause refers to additional agreements written by the landlord and tenant outside the contract contents.


Park Narae said, "I kept an unnecessary door during the jeonse period. The landlord asked me to store it in the utility room," and added, "In the case of detached houses, they also ask to maintain the yard landscaping as a special clause." Yang Se-hyung also advised, "Many people don't know well when signing real estate contracts," and urged, "You should carefully check the special clauses."


Netizens' reactions to the post were divided. Some expressed negative opinions such as, "Jeonse means having the right to use the entire house, so it doesn't make sense," "If problems arise later, the tenant will be held responsible," and "Isn't this just a tenant part-timer managing the recording studio? What kind of jeonse is this?"


On the other hand, some responded that it is not a problem as long as the parties agree, saying, "If the jeonse price is significantly reduced, it doesn't matter," "It's perfect for musicians. It would be nice to use the rehearsal room too," and "If you like it, you can sign the contract; if not, you can look for other properties."
