GH (Gyeonggi Housing and Urban Corporation) is supplying ‘GiheubiZ Gyeonggi Gwangju Station,’ the first public knowledge industry center in Gwangju-si, Gyeonggi-do.

‘GiheubiZ Gyeonggi Gwangju Station’ is located in the Yeokdong area of Gwangju-si, Gyeonggi-do, and will be constructed with 3 basement floors and 14 to 24 floors above ground. It is an all-in-one complex business facility combining a knowledge industry center, neighborhood living facilities, and officetels (integrated public rental housing). GH directly manages everything from project implementation to sales and leasing, ensuring high stability.


This public knowledge industry center is attracting attention by offering unprecedented financial and tax benefits to support affordable office space acquisition. It plans to set a reasonable sale price up to 40% lower than the market price of knowledge industry centers in the Pangyo and Seongnam areas, with a down payment of 10%, reducing the initial capital burden.


Manufacturing companies relocating from the metropolitan area’s overconcentration control zones can receive a 100% exemption on corporate or income tax for five years (followed by a 50% reduction for two years). Additionally, tenant companies can benefit from a 35% reduction each on acquisition tax and property tax until 2025 under the Local Tax Special Cases Restriction Act.


‘GiheubiZ Gyeonggi Gwangju Station’ also boasts an optimized transportation environment. It is situated within a 5-minute walk from Gyeonggang Line Gyeonggi Gwangju Station, making commuting convenient for workers. It offers quick access to major business areas such as Pangyo (14 minutes), Gangnam (31 minutes), and Suseo (12 minutes planned). Furthermore, Gyeonggi Gwangju Station is expected to become a triple station area with the planned Suseo-Gwangju Line and GTX-D Line.


With the planned extension of the Gyeonggang Line, it will also connect to the Yongin Advanced System Semiconductor National Industrial Complex in Idong-eup and Napsa-eup, Cheoin-gu, Yongin-si. Given its location in an industrial optimal area linking Pangyo Techno Valleys 1, 2, and 3 with the world’s largest semiconductor mega cluster in Yongin and Icheon, synergy effects are anticipated.


The area is well connected by a comprehensive metropolitan transportation network including the 1st and 2nd Jungbu Expressways, Gwangju-Wonju Expressway, 1st and 2nd Metropolitan Area Circular Expressways, and the planned Seoul-Sejong Expressway.


‘GiheubiZ Gyeonggi Gwangju Station’ is located at the center of the Gwangju Station area urban development project district, which plans to include a complex shopping mall, medical facilities, business support facilities, cultural facilities, and leisure facilities, allowing tenants to enjoy a one-stop business infrastructure.


The differentiated design also draws attention. It applies a customizable flexible design that allows space configuration according to company size and business style, enabling companies from one-person startups to mid-sized enterprises to move in with the area they need. Spaces for a pleasant working environment such as lobby lounges, shared meeting rooms, and idea spaces are also provided.


Additionally, public startup support facilities (Happy Housing) and community spaces for small businesses, youth startups, and startups are planned, generating strong interest from related companies.


The ‘GiheubiZ Gyeonggi Gwangju Station’ promotional center is being prepared at Gwangju Station in Gwangju-si, Gyeonggi-do. Currently, a temporary promotional center is operating at the Pangyo Global Biz Center in Siheung-dong, Sujeong-gu, Seongnam-si, Gyeonggi-do.
