Large Apartment Complexes with Over 1,000 Households Concentrated
The nationwide housing supply scheduled for next month is estimated at around 40,000 units, a significant increase compared to a year ago. In particular, there is a concentration of large apartment complexes with over 1,000 units.
According to Zigbang on the 29th, the nationwide housing supply planned for May includes 43 complexes, totaling 39,593 units. This represents a 489% increase compared to May last year (6,720 units).
In the metropolitan area, 23,404 units are scheduled for supply. Gyeonggi Province leads with 18,981 units, followed by Seoul with 2,459 units, and Incheon with 1,964 units.
Outside the metropolitan area, 16,189 units will be supplied. By region, the breakdown is as follows: △Ulsan 3,047 units △Chungnam 1,854 units △Daejeon 1,779 units △Busan 1,581 units △Chungbuk 1,451 units △Daegu 1,431 units △Jeju 1,401 units △Gangwon 1,377 units △Gyeongnam 975 units △Jeonbuk 576 units △Gyeongbuk 491 units △Gwangju 226 units.
Next month’s supply includes many large complexes with over 1,000 units. Out of the total 43 complexes, 16 fall into this category. In Seoul, Mapo Xi Hillstate, a reconstruction of Gongdeok 1 District in Mapo-gu, is scheduled for supply with 1,101 units. In Gyeonggi Province, there are 1,694 units in Janghang District residential-commercial complex in Ilsandong-gu, Goyang-si; 2,512 units in Dietre Deriche (Ⅰ, Ⅱ) in Buksuwon Imok District, Jangan-gu, Suwon-si; 1,200 units in Umirin Park Live in Buk-myeon, Gimpo-si; 1,681 units in Prugio One Cluster 1 Complex in Cheoin-gu, Yongin-si; and 1,138 units in Seohan E Daum Grayton in Godeok International New City, Pyeongtaek-si. In Incheon, there are 1,964 units in Gyeyang Lotte Castle Park City 1 Complex in Gyeyang-gu.
Outside the metropolitan area, preparations are underway for supply including 1,024 units at The Sharp Sokcho Prime View in Sokcho-si, Gangwon; 2,033 units at Lael S in Sinjeong-dong, Nam-gu, Ulsan; 1,416 units at Tangjeong Prugio Sen Park in Asan, Chungnam; and 1,451 units at Cheongju Technopolis A8 Block in Heungdeok-gu, Cheongju, Chungbuk.
Additionally, in Seoul, 407 units will be supplied at Grants River Park, a redevelopment of Seongnae 5 District in Gangdong-gu.
Zigbang explained, “Due to the surge in construction costs, new supply is expected to decrease in the long term, and with uncertain housing price forecasts, selective subscription patterns among buyers will continue. Depending on the competitiveness of the sale price and location, polarization in subscription demand is expected to persist.”
