The area around Cheongnyangni Station is considered the top transportation hub in the northeastern part of Seoul.
Cheongnyangni Station currently serves a total of six lines: Line 1, Gyeongwon Line, Bundang Line, Gyeongui-Jungang Line, Gyeongchun Line, and KTX Gangneung Line. Moreover, with the planned addition of four new lines?the Seoul Metropolitan Area Express Train (GTX) B Line (Songdo-Maseok), GTX C Line (Deokjeong-Suwon), Myeonmok Line (Cheongnyangni-Sinnae-dong), and Gangbuk Transversal Line (Cheongnyangni-Mokdong)?it is expected to become Seoul’s premier transportation hub with a total of 10 lines passing through.
Notably, only three stations in Seoul?Seoul Station, Samseong Station, and Cheongnyangni Station?will have two GTX lines stopping. According to the Ministry of Land, Infrastructure and Transport, Cheongnyangni Station had 150,000 daily users in 2020, and this number is expected to increase to 300,000 by 2030.
In fact, as expectations rise for the transformation of Cheongnyangni Station into a transportation hub, nearby complexes are anticipated to benefit. The recently occupied “Hillstate Cheongnyangni The First” officetel complex has attracted significant attention, with a payment completion rate exceeding 90% just three months after move-in began. Additionally, for commercial facilities, over 95% of contract holders have completed their payments, further increasing investor interest.
A real estate expert stated, “With ongoing transportation improvements, interest from both end-users and investors in the beneficiary complexes around the area is growing, heating up the market near Cheongnyangni Station. As the station undergoes a complete transformation into a transportation hub, not only the floating population but also the surrounding demand base is expected to increase.”
Beyond this, future development plans are continuously progressing in the Cheongnyangni Station area, further enhancing its future value. Construction companies have already been selected for projects such as Cheongnyangni District 6 (GS Construction), Districts 7 and 8 (Lotte Construction), and Jegi Districts 4 (Hyundai Construction) and 6 (SK Ecoplant), with projects underway. Additionally, redevelopment projects for Miju Apartments and Jeonnong Districts 9 and 12 are ongoing, which is expected to further raise the regional value.
Recently, with an influx of younger residents, the commercial district around Cheongnyangni is experiencing changes. Lotte Department Store inside Cheongnyangni Station was remodeled last month, attracting more young visitors. The excellent accessibility to subway Line 1 and other rail lines has made the first floor of Lotte Department Store, which consists of cafes and restaurants, so crowded that it is difficult to find empty seats.
A real estate expert advised, “Areas like Cheongnyangni Station, which benefit from transportation improvements and development plans, tend to maintain their value relatively well and have abundant demand, allowing them to sustain popularity even during downturns. When considering future real estate investments or moving in, it is important to take into account these locational and development advantages in various ways.”
