- Rising Interest Rate Risks and Low Construction Defect Risks Draw Attention to Post-Sale Complexes

As the overall slump in the real estate market and concerns about potential interest rate hikes persist, attention is increasingly focused on post-sale complexes that offer quick move-ins and less risk of poor construction.
Generally, post-sale complexes are sold when construction progress exceeds 70%, which reduces worries about poor construction and allows buyers to visually inspect the actual buildings.
Moreover, in the current prolonged environment of interest rate hike concerns, post-sale complexes that allow move-in within a few months of signing the contract have the advantage of minimizing risks associated with rising interest rates.
In fact, in Daegu, which is experiencing an unprecedented real estate downturn, the “Daegu Beomeo I-Park,” a post-sale complex supplied in Suseong-gu, a preferred residential area in Daegu, recorded double-digit competition rates on the subscription held on the 11th, attracting strong interest from buyers.
Notably, this marks the first time in over two years that double-digit competition rates have been recorded in Daegu, and industry experts attribute this to the location advantage, brand reputation, and trust in post-sale complexes.
An industry expert stated, “With the ongoing market slump and the possibility of further interest rate hikes, interest in post-sale complexes that allow move-in in the near term is increasing. Especially as continuous rises in material costs are expected to push up sale prices, the popularity of post-sale complexes is projected to continue.”
Amid growing interest in post-sale complexes, Hyundai Engineering & Construction is preparing to supply “Hillstate Hwanggeum Station Reserve” in Suseong-gu, Daegu, drawing attention from prospective buyers.
Located in the Hwanggeum-dong area of Suseong-gu, “Hillstate Hwanggeum Station Reserve” will consist of five buildings ranging from four basement floors to a maximum of 40 floors above ground. The complex is designed primarily facing south, with all units featuring slab-type floor plans to ensure sunlight exposure as well as unobstructed views and a sense of openness. The product lineup includes 337 apartment units with exclusive areas of 82 and 83 square meters (formerly 34 and 35 pyeong), which are highly preferred by buyers, and 74 residential officetel units with exclusive areas of 84 and 89 square meters, targeting newlyweds and small families, thereby broadening the range of choices.
Notably, “Hillstate Hwanggeum Station Reserve” is a post-sale complex and features high-end finishing materials and fully built-in layouts to reduce the burden on buyers.
All apartment types provide either an entrance pantry or corridor pantry, and the 82㎡B and 82㎡D types also offer a large kitchen pantry separately, which is expected to enhance residential comfort. The officetel units, which can serve as alternatives to small and medium-sized apartments and have an exclusive area of 89㎡, apply a three-bay slab-type design and provide either an entrance or corridor pantry.
In addition to excellent spatial design, all units feature kitchen countertops, walls, and living room art wall tiles made of Italian ceramic tiles. Porcelain tiles are applied to the floors, walls, and bathroom walls of the kitchen, corridor, and living room, providing a sophisticated interior effect within the units.
Especially, “Hillstate Hwanggeum Station Reserve” offers expanded balcony layouts for all units (excluding officetels), maximizing the utilization of indoor space. System air conditioners are installed in all types, including officetels, along with triple-sliding (and swing doors for some types) middle doors and half-height closets. Built-in furniture drawers are installed in either the master bedroom’s built-in closet or the dressing room, enhancing storage capacity by type.
A variety of built-in appliances are also applied to maximize residential satisfaction. All units are equipped with built-in refrigerators (refrigerator, freezer, and kimchi compartments), all-in-one washer-dryers, three-burner induction cooktops, dishwashers, multifunctional ovens, bathroom bidets, and clothing care systems (Air Dressers). Notably, a food waste disposal system, typically found in high-end apartments or luxury residential complexes, is installed in each unit to maximize residential convenience.
With such diverse finishing materials and built-in appliances, the “Hillstate Hwanggeum Station Reserve” model house is scheduled to open in May in the Hwanggeum-dong area of Suseong-gu, Daegu, and is currently conducting interest customer events through its website.
