Amid a notable decrease in unsold housing units in Yangju City, Gyeonggi Province, the 'Hillstate Yangju Okjeong Patio Foret' being supplied in Yangju New Town is attracting attention.
According to data from Real Estate R114, as of February this year, the number of unsold housing units in Yangju City, Gyeonggi Province, stands at 798 units. While not a small number, this represents a decrease of about 23.3% compared to November last year (1,040 units), making it the largest reduction rate in unsold housing units within Gyeonggi Province. Considering that the total number of unsold units in Gyeonggi Province increased by 3,272 units during the same period, the decline in unsold units in Yangju City is a remarkable result.
The prominent decrease in unsold units in Yangju City is attributed to the activation of the local real estate market due to the occupancy of newly built complexes centered around Okjeong New Town, along with several favorable factors such as the commencement of construction on the GTX-C line this year.
In fact, recent population growth also ranked first in Gyeonggi Province. According to statistics from the Ministry of the Interior and Safety, as of March 2024, Yangju City's population is 275,284, an increase of 24,568 people or 9.8% compared to 250,698 in March last year. In terms of growth rate, it ranks first in Gyeonggi Province, and in terms of population increase, it ranks second following Hwaseong City (27,681 people). This demand is analyzed to have contributed to invigorating the local real estate market as housing demand.
A real estate expert in Yangju City said, “Among the northern metropolitan areas, Yangju City, expected to see significantly improved access to Seoul due to favorable factors such as GTX-C and Line 7, is showing a lively real estate market with a significant reduction in unsold units and a substantial increase in population.” He added, “Especially in Okjeong New Town, the central area of Yangju City, inquiries from demanders have greatly increased, and there is high interest in newly built properties like Hillstate Yangju Okjeong Patio Foret, which have only a short time left before occupancy.”
Meanwhile, 'Hillstate Yangju Okjeong Patio Foret,' supplied in the Okjeong district of Yangju New Town, Gyeonggi Province, is expected to benefit from Line 7 and the GTX-C line.
Hillstate Yangju Okjeong Patio Foret is a large-scale block-type detached housing complex located in blocks B5 to B10 of the Okjeong district, consisting of basement level 1 to ground level 3, with a total of 809 units of 84㎡ exclusive area, and a site area of approximately 50,000 pyeong.
