Private Redevelopment (Rapid Integrated Planning) Phase 1 Candidate Site Designation in Myeonmok-dong 69-14 Area Approved by Promotion Committee in 3 Months... Aiming for Association Establishment Approval within Second Half of the Year
Jungnang-gu (Mayor Ryu Kyung-gi) approved the formation of the association establishment promotion committee for the ‘Myeonmok 7 District Housing Maintenance-type Redevelopment Project’ in the area of 69-14 Myeonmokbon-dong on the 12th of this month.
Myeonmok 7 District is an aging residential area with a mix of old detached and multi-family houses and poor pedestrian environment. It was selected as the first candidate site for Seoul’s private redevelopment (Rapid Integrated Planning) in December 2021. In January this year, it was the first among 21 first-phase candidate sites to be designated as a maintenance district, showing rapid progress.
The approval of the association establishment promotion committee just three months after the designation of the maintenance district is expected to accelerate the project further. Notably, despite the short period of three months, the consent rate for forming the promotion committee (majority consent of landowners) was much lower than the consent rate for establishing the association (75% consent of landowners), but the project showed a high consent rate close to the latter, confirming the strong will of the residents.
Accordingly, the establishment of the association is also expected to be possible soon, and the promotion committee is working towards establishing the association in the second half of this year.
The preliminary project plan at the time of the maintenance district designation included details such as a second-class general residential area (up to 7 floors), upgrading the second-class general residential area to a third-class general residential area, a floor area ratio of up to 299.87%, a maximum of 35 floors, and a total of 1,447 households (including 379 rental housing units).
Additionally, parks and sports facilities will be created to improve the convenience of local residents.
Mayor Ryu Kyung-gi said, “The Myeonmok 7 District redevelopment project is being rapidly promoted due to the strong will of the residents,” and added, “We will do our best to provide administrative support so that the project proceeds smoothly and revitalizes the development of the Myeonmokbon-dong area.”
