- Busan Jang-an District Emerges as Top Beneficiary of Double Station Area Development at Jwacheon Station (Donghae Line)

An apartment affordable in the 400 million KRW range is attracting attention by accepting subscription applications until 5:30 PM today, the 17th (Wednesday), in a large-scale urban development site in East Busan.
‘Busan Jang-an District Dietre de Ocean,’ which opened its model house on the 10th (Wednesday), will announce the winners on the 24th (Wednesday) after today’s subscription. At the model house, a subscription assistant service is provided for customers unfamiliar with online subscription applications according to the subscription schedule. Customers can save a joint or public certificate on a USB and receive help with the subscription application when visiting the model house. The official announcement date for the subscription application, which serves as the basis for the application, was the 5th (Friday).
The sale price of the complex is set from the 400 million KRW range based on an exclusive area of 84㎡, which is considered a reasonable level amid rising raw material costs. According to the Housing and Urban Guarantee Corporation (HUG)’s private apartment sale price trends, as of the end of February, the average sale price in Busan Metropolitan City over the past year was about 20.61 million KRW per 3.3㎡, but this complex’s sale price starts from the mid-13 million KRW range per 3.3㎡, drawing attention.
Especially since the complex is supplied ahead of the large-scale urban development project around Jwacheon Station (Donghae Line), a premium from future development can be expected. Jang-an District is highly anticipated as the biggest beneficiary area for the creation of a double station area around Jwacheon Station (Donghae Line) according to the Nopo-Jeonggwan Line (Phase 1) project (subject to preliminary feasibility study). Additionally, according to the ‘Gijang-gun 2040 Long-term Development Plan’ by Gijang County Office, plans such as the Jwacheon Station area urban development project (planned), maintenance of the Jogwangcheon walking trail and waterfront walkway, and establishment of leisure facilities at Ilgwang Amusement Park (planned) are expected to create overwhelming living infrastructure.
In the Jang-an District area, old downtown areas with a high proportion of complexes over 10 years old, like the nearby Jeonggwan New Town, have been formed. Jang-an District is expected to absorb demand for new residences and emerge as a new residential hub. Based on this, some predict that Jang-an District will join the ocean residential belt connecting Gwangalli to Haeundae.
Currently, nearby, the ‘Ilgwang Xi Prugio 2 Complex’ with an exclusive area of 84㎡ was traded for 620 million KRW in March, forming a market price, and Jang-an District is expected to quickly catch up with the housing prices of the nearby old downtown areas due to favorable factors.
The complex is within walking distance to Jwacheon Station (Donghae Line), Shinsegae Premium Outlet, a kindergarten (planned), elementary school (planned), middle school, high school, and the Southeast Regional Nuclear Medicine Hospital. The Donghae Expressway (Busan-Ulsan) is adjacent, making access to major nearby urban areas such as Haeundae and Ulsan Taehwagang convenient.
Within about a 10-minute drive are the Seoul National University Hospital Gijang Heavy Ion Therapy Center (planned), Southeast Radiation Medical Science General Industrial Complex, Jang-an General Industrial Complex, and Jeonggwan General Industrial Complex, providing excellent conditions for proximity between residence and workplace.
The complex has the only medium-to-large type units in Busan Jang-an District, giving it high rarity value. Also, Daebang Construction’s specialized design, such as wide living rooms over 6 meters (except some types), is applied, enhancing space utilization. The number of parking spaces per household reaches 1.61, with two elevators per building, 42 electric vehicle charging stations (planned), anti-glare sensor lights in bathrooms, and various other systems applied, making the product highly competitive.
The model house opened on the 10th (Wednesday) in the Maehak-ri area of Jeonggwan-eup, Gijang-gun, and is operating successfully.
