Large Complex Brand Apartment 'Unam Xi Forena Firstiche' for Sale

Recently, as the real estate market has contracted, the trend of 'blind investment' seen during the market boom has shifted to a trend of 'discerning quality,' where buyers carefully examine products, locations, and brands.


According to the Korea Real Estate Board's Subscription Home, in October last year, the ‘Dongtan Lake Park Nature & e-Pyeonhansesang (A94)’ in Dongtan New Town, Gyeonggi Province, which offered 1,227 units, attracted 136,695 applicants for 554 units available for subscription (excluding special supply), recording an average competition rate of 246.74 to 1 for the first priority subscription. This sharply contrasts with the ‘Dongtan New Town Geumgang Pentarium 7th Central Park,’ which offered 662 units in the same area and month and recorded an average competition rate of 7.37 to 1 for the first priority subscription.


Industry insiders cite the changed standards of demanders as the main factor distinguishing the fortunes of the two complexes. Due to market contraction, many buyers comprehensively review brand, product, and infrastructure before applying or investing. ‘Dongtan Lake Park Nature & e-Pyeonhansesang (A94)’ is a large-scale complex of 1,227 units supplied by a major brand company, attracting attention with landscaping design and differentiated product features befitting its scale, as well as a rich infrastructure environment.


In this year’s sales market, large-scale brand apartments with excellent infrastructure also attracted many subscription accounts. For example, ‘Seosin The Sharp Vivaldi,’ launched in February this year, drew significant interest from buyers due to its excellent living infrastructure, large-scale complex (1,914 households), and POSCO E&C’s ‘The Sharp’ brand, resulting in an average first priority subscription competition rate of 55.59 to 1.


In the sales market, apartments with development prospects, convenient living infrastructure, and brand conditions boast high prices within their regions. For instance, ‘Raemian Myeongil Station Solvenue’ in Gangdong-gu, Seoul (total 1,900 units), is a complex equipped with a large hospital, school districts, large-scale complex, and brand. According to Real Estate R114, in March this year, the sale price per 3.3㎡ of the 49㎡A type unit was 54.66 million KRW, which is 15.95 million KRW higher than the average apartment price in Gangdong-gu (38.71 million KRW).


According to industry officials, “As the frozen atmosphere in the real estate market continues, there is a concentration of subscription accounts on ‘smart single units’ complexes that possess stability, future value, and livability,” adding, “Such complexes establish themselves as regional landmarks, maintaining price defense during market downturns and often leading local prices during upturns.”


Meanwhile, recently, attention is focusing on the large-scale brand apartment ‘Unam Jaiporena Firstiche,’ which offers transportation, education, and living infrastructure.


GS Construction and Hanwha Construction Division are currently selling ‘Unam Jaiporena Firstiche’ through the Unam 3 Complex housing reconstruction project in Buk-gu, Gwangju Metropolitan City. The complex is located in a school district with Kyungyang Elementary and Unam Middle School right in front, and numerous educational facilities such as Kumho Central Middle School, Kumho High School, and Kumho Central Girls’ High School within a 1 km radius, allowing for walking commutes. Additionally, a commercial district accessible on foot is established in front of the complex, and various convenient living facilities such as E-Mart Gwangju Branch, Shinsegae Department Store, Gwangju General Bus Terminal, Unam Korean Hospital, and Gwangju Hyundai Hospital are easily accessible.
