Pyeongtaek City, which is transforming into a semiconductor hub, is accelerating the expansion of its metropolitan transportation network.
According to industry sources, Pyeongtaek City is actively pursuing measures to alleviate traffic congestion to improve accessibility to the Samsung Electronics Pyeongtaek Campus area. Notably, plans under consideration include the installation of a train station (a simple station) between Pyeongtaek Jije Station and Seojeong-ri Station, and a direct connection between the Godeok Internationalization Planning District’s general industrial complex (Godeok Industrial Complex) and Pyeongtaek Godeok IC.
According to the Pyeongtaek Police Station, traffic volume at Pyeongtaek Godeok IC increased by 141%, from an average of 6,552 vehicles per day in 2020 to 9,398 vehicles in 2021. Additionally, Samsung Electronics’ data shows that as of January this year, the construction workforce in the Godeok Industrial Complex numbered around 90,000, with the estimated commuting population on surrounding roads exceeding 100,000 during peak hours.
In response, the Pyeongtaek Police Station plans to complete the addition of a right-turn lane and Hi-Pass lane at Godeok IC on the Pyeongtaek-Jecheon Expressway in consultation with the Korea Expressway Corporation in the first half of this year. With cooperation from Pyeongtaek City, dedicated lanes and parking lots for two-wheeled vehicles will also be installed.
An industry official stated, “With the positive impact of the GTX extension and various transportation network expansion plans such as the installation of a simple station becoming known, expectations for the Pyeongtaek real estate market are growing.” He added, “Metropolitan transportation development leads to expanded residential convenience and increased regional value, so it is expected to attract strong interest from buyers.”
Improved accessibility to Pyeongtaek Campus is expected to greatly benefit ‘Jije Station Semiconductor Valley Harrington Place,’ which is adjacent to the Samsung Electronics Pyeongtaek Campus.
Located approximately 650 meters in a straight line from Jije Station Semiconductor Valley Harrington Place (based on the East Gate P2 back gate), the Samsung Electronics Pyeongtaek Campus houses the world’s largest semiconductor production line. Nearby are the Pyeongtaek Songtan General Industrial Complex and Pyeongtaek Jangdang General Industrial Complex, with plans underway for a high-tech industrial complex and KAIST Pyeongtaek Campus, making it a residential and workplace proximity complex with abundant demand.
‘Jije Station Semiconductor Valley Harrington Place’ consists of 12 buildings ranging from basement level 2 to 29 floors above ground, with a total of 1,209 units sized between 84㎡ and 103㎡. All units are medium to large-sized apartments with exclusive areas of 84㎡ or more, and pre-assigned building and unit contracts are currently underway on a first-come, first-served basis.
The complex offers excellent sales conditions, including exceptional financial benefits that reduce buyers’ financial burdens and a once-in-a-lifetime reasonable sale price.
First, the down payment of 10% is applied in two installments to reduce initial burden, and only 5 million KRW is required at contract signing. For the second installment, if paid in cash, the buyer receives interest equivalent to a 7% annual deposit rate, and if paid via a credit loan from a financial institution designated by the project owner, the full interest is supported. With a resale restriction period of six months, resale is possible before the first interim payment, which is another advantage.
The sale price is also reasonable. In particular, the price for an 84㎡ unit is set in the 400 million KRW range. Compared to nearby existing complexes where prices range from the high 600 million to 700 million KRW, this is more than 200 million KRW cheaper. It is also evaluated as competitively priced compared to nearby complexes currently being supplied around the same time.
The transportation environment is excellent. Pyeongtaek Jije Station, served by Line 1 and SRT, is scheduled to open the Suwon-origin KTX in 2025. As Jije Station Semiconductor Valley Harrington Place is a large complex with over 1,000 units, it is equipped with community facilities befitting its scale.
