- Rising Office Real Estate Rents Draw Prospective Investors' Attention to Knowledge Industry Centers

Office real estate rental prices are on the rise. While most income-generating real estate markets have struggled to recover since the COVID-19 pandemic, the office real estate market is showing signs of recovery. As a result, demanders considering investment in income-generating real estate are paying attention to knowledge industry centers.
According to data from the Korea Real Estate Board's "Commercial Real Estate Rental Trend Survey," the average rental price per 1㎡ of office real estate nationwide is on an upward curve. It increased from 17,300 KRW in Q4 of 2022 to 17,400 KRW in Q1 of 2023. Although it remained steady at 17,400 KRW in Q2, it rose to 17,500 KRW in Q3 and maintained this increased rental price in Q4.
The industry analyzed that rental prices rose mainly in Seoul and Gyeonggi due to a shortage of office supply in major business districts while tenant demand steadily increased. It also forecasted that knowledge industry centers, which can replace existing offices, could have a positive impact.
An industry expert stated, "As the office real estate market shows signs of recovery compared to other income-generating real estate, investor interest is shifting toward office real estate," adding, "In particular, interest in knowledge industry centers in the metropolitan area, such as Gyeonggi and Seoul, where corporate tenant demand is abundant, is expected to increase."
Meanwhile, the developer Gunpo Complex Development PFB Co., Ltd. is attracting market attention with ‘Triatz,’ currently being sold in the Gunpo Station area complex development project (Dang-dong area) in Gunpo-si, Gyeonggi-do. This knowledge industry center boasts excellent competitiveness due to its rapid transportation network and proximity to various industrial complexes.
First, ‘Triatz’ offers excellent transportation convenience for employees of tenant companies. It is adjacent to Gunpo Station on Seoul Metropolitan Subway Line 1, allowing travel to Gangnam, City Hall, and Yongsan within 40 minutes, Sadang and Guro within 20 minutes, and Suwon in about 14 minutes. It is also expected to be advantageous for business exchanges and network building among tenant companies. The Gunpo Station area, where the knowledge industry center is located, is home to several large-scale industrial complexes in the metropolitan area, including Gunpo Jeil Industrial Complex, Gunpo Smart Town, Uiwang Technopark, Anyang IT Valley, and Anyang International Distribution Complex. Moreover, various business convenience facilities and rest areas for tenant employees are planned.
Meanwhile, the model house for ‘Triatz’ is located in the Dang-dong area of Gunpo-si, Gyeonggi-do.
