"For people living in Seongnam, it's worth applying since it's the first pre-sale in a long time," said Kim, a man in his 60s living in Sujeong-gu, Seongnam.
In Seongnam, Gyeonggi-do, where pre-sales have been scarce after Daejang District and Godeung District, the pre-sale for Elif Namwirye Station Edufore will begin on the 15th. On the first day the model house opened, prospective buyers expressed their anticipation for the long-awaited pre-sale.
On the 12th, a variety of prospective buyers ranging from newlyweds in their 30s to middle-aged and elderly people in their 50s and 60s gathered at the Elif Namwirye Station Edufore model house set up in Jangji-dong, Songpa-gu, Seoul. Visitors were seen touring the living room and master bedroom with their companions, even opening storage spaces. Comments like "The rooms are nice" were heard here and there.
First Pre-sale Since Daejang and Godeung Districts... Affordable Pre-sale Price
This complex attracted attention from prospective buyers because it is located in Seongnam, where pre-sales have been scarce recently. A couple in their 60s living in Sujeong-gu said, "This is the only pre-sale in Seongnam, so we thought it was worth applying, and from that perspective, we believe there is potential for house prices to rise in the future." Park, a man in his 30s working in the IT industry, said, "I plan to continue living in Seongnam. Since this is the only pre-sale recently held in Seongnam, there is no reason not to apply."
There were also opinions that the pre-sale price is relatively affordable because it is an apartment subject to the pre-sale price ceiling system. Kim, a man in his 30s, said, "When I heard it was under the pre-sale price ceiling system, I thought I must apply no matter what. Since the price is relatively affordable, I definitely want to move in." Lee, a man in his 40s, also said, "It's good that the complex is near Namwirye Station, and since it's an apartment under the pre-sale price ceiling system, it seems to be priced lower compared to surrounding market prices."
According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the actual transaction prices last month for apartments near Namwirye Station, such as Wirye Station Prugio Complex 4 and 6 (exclusive area 83㎡), were 1.27 billion KRW and 1.3 billion KRW respectively. On the 12th, the asking prices for these complexes listed on Naver Pay Real Estate were also in the range of 1.2 to 1.3 billion KRW. The pre-sale price for Elif Namwirye Station Edufore, under the pre-sale price ceiling system, is 1.0972 billion KRW for the 84㎡A type and 1.0839 billion KRW for the 84㎡B type.
20% Down Payment... "Not Unbearable"
However, the down payment for this complex is 20% of the total payment. Lee, a man in his 40s, said, "The down payment is high, but I think it's not unbearable. For people living in Seongnam, the location is good and it's near the station, so the down payment shouldn't be a big problem."
A sales official said, "The 20% down payment may be a burden for prospective buyers, but it means we are confident in this pre-sale. The preliminary pre-sale went well, and there is a lot of interest mainly from Seongnam citizens, so we are confident the pre-sale will be successful." He added, "We have already received many inquiries about the pre-sale."
Elif Namwirye Station Edufore is located in B3 Block of Bokjeong 1 District, Sujeong-gu, Seongnam, consisting of 6 buildings from 4 basement floors to 29 above-ground floors, with a single housing type of 84㎡ exclusive area, totaling 510 households. In this main pre-sale, 367 households excluding the preliminary pre-sale units will be supplied. The number of households is △ 457 units of 84㎡A (333 units in the main pre-sale) △ 53 units of 84㎡B (34 units in the main pre-sale).
The main pre-sale will start with special supply on the 15th, followed by first priority general supply on the 16th, and second priority on the 17th. The announcement of winners will be on the 24th. The first priority application will give preference to those who have lived in Seongnam for more than one year.
Meanwhile, Elif Namwirye Station Edufore is developed by Korea Land Trust and constructed by KR Industry, a subsidiary of Gyeryong Construction Industry.
