'Humanville Ilsan Class One' Offering Financial Benefits, First-Come-First-Served Club-Specific Contracts

'Humanville Ilsan Class One' Offering Financial Benefits, First-Come-First-Served Club-Specific Contracts [Humanville Ilsan Class One Perspective View]

As sale prices soar to unprecedented heights, a landmark offering financial benefits rarely seen in other complexes is attracting the attention of prospective buyers.

In fact, sale prices are skyrocketing. According to a survey by the real estate platform Zigbang, the average sale price per 3.3㎡ of nationwide complexes supplied in January and February this year was 24.18 million KRW, a 19% increase from 20.34 million KRW during the same period last year. In particular, the Seoul metropolitan area saw a 25% rise to 29.64 million KRW, with the average price exceeding 1 billion KRW for an 84㎡ unit.

Due to the increased burden on buyers caused by rising prices, complexes offering special financial benefits are gaining interest. For example, ‘Hoban Summit Park Edition’ in Seo-gu, Incheon, provided various financial benefits such as installment payments for down payments and interest support on interim payment loans, successfully achieving 100% contracts for all 1,370 units recently.

A real estate expert said, “As sale prices continue to rise, complexes offering special financial benefits that reduce the burden on buyers are gaining popularity,” adding, “Especially those complexes that require low costs until move-in and provide options free of charge that are usually paid for in other complexes are considered the only reasonable way to own a home.”

Amid growing interest in complexes offering special financial benefits, a landmark in Ilsan, Gyeonggi Province, is making headlines by announcing first-come, first-served unit designation contracts that allow home ownership with only a 5% down payment and no additional costs until move-in. The protagonist is ‘Humanville Ilsan Class One’ presented by Ilsin Geonyeong Co., Ltd.

Humanville Ilsan Class One features 4 buildings ranging from 2 basement floors to a maximum of 34 floors above ground, with a total of 529 units composed exclusively of the highly preferred 84㎡ units. The breakdown by unit type is △84㎡A with 296 units and △84㎡B with 233 units.

Humanville Ilsan Class One offers financial benefits not seen in other complexes. First, with a fixed down payment system, buyers can own a home in Ilsan by paying only 5% down payment until move-in without additional costs. Considering that the sale price of the complex starts from the high 600 million KRW range, the initial cost of home ownership is evaluated as reasonable at around 30 million KRW compared to other complexes.

Additionally, a free balcony expansion benefit is provided. Since balcony expansion is an option costing several tens of millions of KRW in other complexes, this reduces the initial cost burden while allowing buyers to enjoy a more spacious home, achieving a twofold effect. Furthermore, resale of the sale rights is possible, so a premium can be expected if the real estate market recovers in the future.

Humanville Ilsan Class One is emerging as a landmark representing Ilsan, located in an area boasting the highest level of educational environment in Ilsan. There are 13 public educational institutions near Pungdong alone. The complex is a ‘Chopuma’ (school-adjacent) with Eunnang Elementary School right next door. Pungdong Elementary, Pungdong Middle, and Sewon High School are within walking distance, and Goyang International High School, one of the three major international high schools in the metropolitan area, is nearby. The largest private academy district in Ilsan, Baekma Academy Street, and Pungdong Library are also adjacent.

Moreover, as it occupies a central location in the residential town of about 21,000 households in the Siksa and Pungdong areas, residents can enjoy abundant surrounding living infrastructure, as well as well-maintained natural environments such as Sikgol Park, Eunhang Village Park, and Dochon Stream.

In terms of transportation, access to Jayuro is easy via Goil-ro and Goyang-daero, and the surrounding metropolitan road network including the Metropolitan Area 1st Ring Expressway and Suwon-Munsan Expressway is well established. Additionally, Pungsan Station and Baekma Station on the Gyeongui-Jungang Line and Seohae Line are nearby, and the GTX-A Line (planned), which will allow travel to Gangnam in 30 minutes, is scheduled to open this year.

With large-scale business and industrial complexes nearby, demand for proximity to workplaces is expected to be abundant. The large-scale advanced industrial complex Ilsan Techno Valley, spanning 870,000㎡, attracts companies in bio, medical, media, content, and advanced manufacturing sectors, making commuting easy to CJ Live City and other locations. The Kintex Mall complex development project has also entered full-scale review this year.

True to the reputation of ‘Humanville’ apartments, which become more satisfying the longer you live in them, the residential spaces are well designed. The 84㎡A unit features a 4-bay slab-type layout with a face-to-face kitchen design that secures a wide and convenient cooking space, and an open kitchen that can be used flexibly for family gatherings. It also offers an alpha room that can be used as a study or hobby room shared by the family, along with ample storage spaces such as an entrance storage room and a dressing room.

The 84㎡B unit is designed with an LDK layout preferred by younger generations according to lifestyle changes, offering excellent sunlight and openness. The kitchen is arranged on one side to create a neat cooking space favored by housewives, and it is decorated with a luxurious home bar and island dining table reflecting the latest trends, allowing the kitchen to be used like a living room. Entrance storage, pantry, and dressing room are also provided, ensuring excellent storage space.

The community facilities of Humanville Ilsan Class One are developed to the highest local standards, reflecting the needs of residents. These include an indoor golf practice space called ‘Golf Club’ where anyone can comfortably enjoy golf regardless of weather, a ‘Fitness’ area with various exercise equipment to improve residents’ health, ‘Fitness Kids’ for children, as well as GX rooms, personal PT rooms, an indoor play area called Humanville Kids, and a laundry room, providing diverse facilities to support residents’ hobbies and leisure activities.

Especially, the community is optimized for the school district. It features private single-person study rooms, open study rooms, the ‘Humanville Study Cafe’ for learning and discussions aligned with recent trends, and the high-end ‘Humanville Lounge’ reminiscent of a famous cafe. The ‘Book Club,’ a space for the whole family to enjoy education and culture in a comfortable atmosphere, is also established to make residents’ lives more relaxed and enriched.

The Humanville Ilsan Class One model house is located in Siksa-dong, Ilsandong-gu, Goyang-si, Gyeonggi-do.
