Passed Seoul City Architecture Committee Review
Supply of 1,540 Households in Heukseok 9 District, 218 Households in Mullae-dong
A residential complex with up to 23 floors and 2,592 households will be built in ‘Hannam 5 District’ in Yongsan-gu, Seoul.
On the 10th, Seoul City announced that the ‘Hannam 5 Redevelopment Promotion Zone Housing Maintenance-type Redevelopment Project’ passed the architectural review at the 8th Architecture Committee meeting held on the 9th.

The Hannam 5 District redevelopment project is a development of multi-family housing consisting of 56 buildings with 2,592 households (390 public housing units and 2,202 sale units) and one officetel building with 146 units, along with ancillary welfare facilities, retail facilities, and neighborhood living facilities on the site of 60 Dongbinggo-dong, Yongsan-gu, ranging from 6 basement floors to 23 above-ground floors.
The Architecture Committee designated this project site as a special architectural zone to secure public interest and implement creative design. A visual corridor connecting the Han River, Cultural Park, and Namsan was secured to create a scenic street space where the Han River and Namsan can be enjoyed from anywhere.
Additionally, the low-rise section along the street in the central part of the complex was specialized by incorporating the arch of the Han River’s Dumugae Tunnel into the facade, and the high-rise section features rooftop gardens applying eco-friendly design. The Han River waterfront forms a natural skyline that is low near the river and gradually higher toward the rear, establishing a height plan that harmonizes with Namsan.
On the same day, the Architecture Committee also approved five other projects: ▲ K-Square Grand Gangseo PFV New Construction Project, ▲ Mullae-dong 3-ga 27-1 Mixed-use Development Project, ▲ Heukseok 9 Redevelopment Promotion Zone Housing Maintenance-type Redevelopment Project, ▲ Seocho-dong 1593-13 New Construction Project, and ▲ Seoul Station Jidan District Seoul Station North Special Zone New Construction Project.
The K-Square Grand Gangseo PFV New Construction Project is a development of two knowledge industry center buildings with 5 basement floors and 21 above-ground floors, along with retail and neighborhood living facilities in the Gayang-dong area of Gangseo-gu. It was planned with a high-rise tower building and a low-rise terrace building to harmonize with nearby apartment complexes, and rest plazas were created on the east and central parts of the site for use by adjacent residents and tenants. Retail and neighborhood living facilities planned from basement level 1 to above-ground level 2 are designed for convenient use by tenants and nearby residents.
In Mullae-dong, Yeongdeungpo-gu, a complex with 3 buildings, 218 households (all for sale), ranging from 3 basement floors to 29 above-ground floors, along with neighborhood living facilities, will be constructed. The building’s front facade is designed in a frame form with partial accent colors to create a dynamic appearance. A height plan harmonizing with the skyline along Mullae-ro and Yeongsin-ro was established. A daycare center, donated as a public facility, will be located on the first floor, and a public open space connected to a small park is planned to expand residents’ resting areas.

The Heukseok 9 District in Heukseok-dong, Dongjak-gu, will be redeveloped into multi-family housing with 20 buildings and 1,540 households (267 public housing units and 1,273 sale units) ranging from 7 basement floors to 25 above-ground floors, along with ancillary welfare facilities. A public pedestrian passage crossing east to west through the complex and multiple visual corridors are planned to enhance pedestrian and visual continuity, and the layout plan connects with nearby parks. Considering the site’s characteristics, with the north side lower and the south side higher, a tiered level plan conforming to the terrain was established, and gentle slopes are planned inside the district.
In Seocho-dong 1593-13, Seocho-gu, a complex with 2 buildings, 399 units of multi-family housing and officetels, ranging from 6 basement floors to 22 above-ground floors, along with neighborhood living facilities, will be constructed. The ‘officetel new construction standards’ will be applied to provide balconies.
In Bongnae-dong 2-ga, Jung-gu, a complex with 5 buildings ranging from 6 basement floors to 39 above-ground floors will be built, including office facilities, 137 officetel units, tourist accommodation facilities, retail facilities, and cultural and assembly facilities.
Han Byung-yong, Director of Seoul City’s Housing Policy Office, said, “Through the Architecture Committee, Seoul City plans to lead the improvement of residential environments by supplying high-quality housing within Seoul and take the lead in improving the cityscape by applying innovative designs.”
