Daebang Construction to Open 'Busan Janganjigu Dietre The Ocean' Model House on the 10th

The model house for ‘Busan Jang-an District Dietre de Ocean’ is scheduled to open on the 10th (Wednesday) in the Maehak-ri area of Jeonggwan-eup, Gijang-gun.


Applications will be accepted on the Korea Real Estate Board’s subscription website starting with special supply on the 15th (Monday), followed by first priority on the 16th (Tuesday), and second priority on the 17th (Wednesday). The announcement of successful applicants will be on the 24th (Wednesday), and the official contract period will be from May 6th (Monday) to May 8th (Wednesday). The public notice date for the complex is the 5th (Friday), and subscription conditions are based on the public notice date.


Notably, the sale price is reasonable compared to its future value. Despite the rising trend in prices due to soaring raw material costs, the price has been set starting from the mid-13 million KRW range per 3.3㎡. According to the Housing and Urban Guarantee Corporation (HUG)’s private apartment sale price trends, as of the end of February, the average sale price in Busan over the past year reached approximately 20.61 million KRW per 3.3㎡.


The complex will be built in the Busan Jang-an Residential Development District, a mini new town-scale area with about 2,100 households. The Jang-an District currently has high expectations for the creation of a double station area around Jwacheon Station (Donghae Line) due to the Nopo-Jeonggwan Line (Phase 1) project, which is subject to a preliminary feasibility study.


According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, in the nearby Ilgwang New Town, an 84㎡ unit in ‘Ilgwang Xi Prugio Complex 2’ was traded for 620 million KRW on March 6th, indicating established market prices. Currently, in addition to the ‘Jwacheon Station Double Station Area Development (planned),’ the Jang-an District is also expected to directly benefit from projects such as the ‘Busan Power Semiconductor Specialized Complex Development (underway),’ which is anticipated to rapidly boost local housing prices.


Therefore, the Jang-an District is regarded as the final puzzle piece to expand the ocean residential belt connecting ‘Haeundae to Gwangalli,’ establishing itself as a new residential hub in the area. In particular, the complex will stand out with its unique medium-to-large unit types within the Jang-an District, enhancing its rarity value.


Within approximately 300 meters radius, there are planned sites for kindergarten and elementary schools, as well as existing middle and high schools, providing excellent educational conditions. Residents can walk to ‘Shinsegae Busan Premium Outlet,’ and conveniently access the ‘Seoul National University Medical Center (planned)’ and ‘Southeastern Regional Radiation Medical Center.’ Within about a 10-minute drive, there are multiple industrial complexes including ‘Jang-an General Industrial Complex,’ ‘Busan New Materials General Industrial Complex,’ ‘Ballyong General Industrial Complex,’ and ‘Jeonggwan General Industrial Complex,’ offering excellent proximity to workplaces.


The ‘Donghae Expressway (Busan-Ulsan)’ passes about 5 minutes away by car, making access to nearby ‘Centum City (about 20 minutes by car)’ and ‘Ulsan Taehwagang Station (about 30 minutes by car)’ convenient.


Inside the units, Daebang Construction’s innovative floor plan design is applied, including a ‘wide living room over 6 meters (except some types).’ The parking ratio is generously provided at 1.61 spaces per household. Community facilities include an indoor golf practice range, fitness center, GX room, book cafe, kids room, and various other amenities. The complex also features a vehicle license plate recognition parking control system, vehicle location recognition system, eco-friendly apartment facilities (including 42 planned electric vehicle charging stations), two elevators per building, and bathroom anti-glare sensors, all enhancing residents’ convenience.
