- Korea's First 'Starfield Village' Within Complex
- Various Financial Benefits Including 5% Deposit and Free Balcony Expansion Provided
‘Hillstate The Unjeong,’ which gained attention as the first complex in Korea to feature an on-site Starfield Village, is nearing a complete sell-out.
A sales representative stated, “With Starfield, considered a major boon in the real estate market, coming inside the complex, inquiries are pouring in not only from actual users but also from investors. Additionally, with various financial benefits and secure contract conditions being offered, preemptive contracts are progressing rapidly, leaving only a few units remaining.”
‘Hillstate The Unjeong’ is located in Wadong-dong, Paju-si, and consists of 13 buildings ranging from 5 basement floors to a maximum of 49 floors above ground, with a total of 744 apartment units, 2,669 residential officetel units, and 3,413 units in total.
The entire neighborhood commercial facilities within the complex will be developed as ‘Starfield Village.’ The large-scale complex shopping facility ‘Starfield Village’ will include various contents such as kids’ content including academies, entertainment, education, and play, as well as medical, beauty, and healthcare services. A contract for MD planning and operation has also been finalized with Shinsegae Property.
A high-end street mall is also planned within the complex. CGV, operating with six screening rooms, and Jongno M School, a well-known private educational institution in Korea, are scheduled to open. Residents are expected to enjoy a one-stop lifestyle where everything can be resolved within the complex without needing to go far.
Currently, all residential officetel contracts for ‘Hillstate The Unjeong’ have been completed, and apartments are being sold on a first-come, first-served basis for the remaining units. Visitors to the model house have praised the product quality befitting the ‘Hillstate’ brand apartments and the exceptional contract benefits, expressing strong intentions to sign contracts.
Apartment first-come, first-served contracts do not require a subscription savings account, and anyone aged 19 or older can sign a contract regardless of residence area or home ownership status, whether they are the head of household or a household member. Unlike general sales conducted by lottery, a distinctive feature is that buyers can directly select their desired building and unit number.
‘Hillstate The Unjeong’ has reduced the down payment from 10% of the sale price to about 5%, easing the initial financial burden on contract holders. Balcony expansions are provided free of charge, and buyers can additionally choose one benefit from mid-payment interest support or contract congratulatory money. Furthermore, a Renew-All contract guarantee plan is implemented, which retroactively applies to existing contract holders even if contract conditions change later, allowing for secure contracts.
There is no need to worry about loans either. Since the Stress DSR system was enforced at the end of last month, reducing mortgage loan limits for borrowers, ‘Hillstate The Unjeong’ is excluded from this application as it issued its resident recruitment announcement before the system’s implementation.
‘Hillstate The Unjeong’ has introduced advanced systems focusing on residents’ safety, convenience, and management cost reduction. With just a mobile phone, the Hi-oT system allows control of lighting, security, and heating, checking parking locations, and automatic elevator calls. A ‘unit-specific energy management system’ is also provided, showing real-time energy usage such as electricity and water per household.
The piping system uses stainless steel material to prevent rust water, and a HEPA filter heat exchange ventilation system brings fresh air inside. Individual entrances are equipped with security cameras, and the CCTV boasts high-definition 2-megapixel resolution.
Additionally, various community facilities such as fitness centers, golf practice ranges, GX rooms, saunas, and reading rooms will be established to enhance daily leisure and quality of life.
The model house is located in Wadong-dong, Paju-si, Gyeonggi-do.
