Hyundai Engineering to Launch 'Flyke Eunpyeong' in Eunpyeong New Town in April

- Increasing Demand and Supply Shortage for Large-Scale New Office Buildings in Seoul Station Area
- Future-Oriented Complex Combining Office, Commercial, Accommodation, and Community Functions

Since the pandemic, a preference for safe assets among investors, known as the Flight to Quality (an investment term meaning a shift towards seeking safe assets amid economic uncertainty), has become a prevailing trend.


In the real estate market, demand for prime offices near subway stations is increasing, but due to a shortage of new supply, investor attention is focused on these properties. Prime offices are located in transit-oriented areas dense with business and commercial activities and are equipped with large-scale convenience facilities. They are essential for attracting talented and young employees and indispensable for smooth business interactions. Accordingly, despite high rental rates, vacancy rates are decreasing, and investment value is rising.


In this context, ‘Flyke Eunpyeong,’ developed by Hyundai Engineering in Seoul’s Eunpyeong New Town, is expected to attract high interest as a safe asset investment destination. It boasts abundant infrastructure and convenient transportation networks near the subway station, secures the status of a prime office by establishing large-scale convenience facilities on the ground floors, and holds investment potential due to future development prospects and expansion of the metropolitan transportation network.


In front of the complex is Gupabal Station on Subway Line 3, offering excellent accessibility not only to Jongno but also to Gangnam. From Yeonsinnae Station, just one stop from Gupabal Station, the planned GTX-A line will allow reaching Samseong Station in just three stops. The nearby Tongil-ro IC on the Outer Ring Road also facilitates easy access to major business districts such as Yeouido and Sangam DMC. Once the planned Eunpyeong Saegil road connecting Bulgwang-dong in Eunpyeong-gu and Jahamun-ro in Jongno-gu is completed, accessibility to the city center is expected to improve further.


Eunpyeong-gu is emerging as a representative business district, ranking 4th in business startup rate among Seoul’s 25 districts. ‘Flyke Eunpyeong’ is a landmark mixed-use facility located at the center of the northwest Seoul area, connecting the Yeonsinnae, Samsong-Wonheung-Jichuk, and Susaek triangle. It is regarded as a new project that contributes to elevating Eunpyeong as a new business district in northwest Seoul, beyond just a single building.


‘Flyke Eunpyeong’ is within walking distance of rich lifestyle and cultural infrastructure such as Lotte Mall Eunpyeong and Eunpyeong St. Mary’s Hospital. It is also close to Bukhansan Mountain, Imalsan Mountain, Gupabal Stream, Changneung Stream, and Jingwan Neighborhood Park, allowing for a healing office life.


While typical office sales spaces often have community areas that are either formal or located underground as an afterthought, ‘Flyke Eunpyeong’ features a large-scale community space spanning the entire third floor above ground, drawing attention in its own right. The total area of the office and accommodation facility communities reaches approximately 1,900㎡. The office facility community available to tenant companies will include various amenities such as a fitness center, outdoor jogging track, G.X, maker space, media studio, office lounge, and VIP conference rooms.


The office facility sales products are broadly divided into two types. Premium offices provide Samsung Bespoke home appliances for convenience and include a “Nudarak” (loft space) that allows versatile use of space. Section offices can be freely sized according to tenant company needs. All office facilities offer balconies as service areas, and a floor height of 4.2 meters is applied to enhance openness. Some units secure excellent views overlooking Bukhansan or Seooreung.


‘Flyke Eunpyeong’ is a landmark mixed-use facility spanning from four basement floors to 20 above-ground floors, with a total floor area of approximately 75,000㎡. It consists of 637 office units (447 premium offices and 190 section offices), 119 commercial units, and 288 accommodation units.


The ‘Flyke Eunpyeong’ promotional center is located near Wangsimni Station in Seoul and can be visited by appointment.
