- Real Estate Asking Prices Surge Following GTX-A Line Opening
- Namyangju Hwado GTX-B and Seoul Metropolitan Area 2nd Ring Road Double Bonanza Draw Attention
With the metropolitan area express railroad (GTX) Line A set to open at the end of this month, housing prices near the stations along the GTX route are soaring. This is analyzed to be because the positive impact of the GTX opening has been reflected in housing prices as the launch approaches.
According to the Ministry of Land, Infrastructure and Transport, the GTX-A line section from 'Suseo to Dongtan' (34.9 km) will begin full operation on the 30th. Using this line, travel time from Suseo Station to Dongtan Station will be significantly reduced to 20 minutes. This marks the beginning of the so-called '30-minute commute era in the metropolitan area.'
The real estate market, which has been heated for years by the 'transportation revolution' GTX, is now greatly stirred as housing prices have risen by as much as hundreds of millions of won following the news of the GTX opening.
According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, an apartment near Suseo Station in Suseo-dong, Gangnam-gu, called 'Suseo Hanareum,' with an exclusive area of 97㎡, was listed at 1.85 billion won. This is 250 million won higher than the 1.6 billion won transaction price recorded on the 8th.
Near Seongnam Station, the 'Botdeul 9 Complex Humansia Eoullim' (Sampyeong-dong, Bundang-gu, Seongnam-si, Gyeonggi) with an exclusive area of 115㎡ saw asking prices rise to 2.45 billion won. The most recent transaction was concluded on the 6th at 1.93 billion won, showing an asking price 520 million won higher than the actual transaction price.
Housing prices near Dongtan Station are also rising sharply. A new listing for 'Dongtan Station Lotte Castle' in Osan-dong, Hwaseong-si, with an exclusive area of 102㎡, recently appeared at 2.3 billion won. This size unit had previously set a record high price when it changed hands last month at 2.2 billion won, drawing attention.
An expert in the real estate industry said, “The GTX-related positive factors are undoubtedly one of the major drivers pushing up local housing prices,” adding, “Since housing prices fluctuate in stages according to the project schedule, real estate investment should be approached from a long-term perspective rather than a short-term one.”
Accordingly, the real estate market near the recently started GTX-B line construction is also gaining attention. Among these, Namyangju Hwado stands out the most. The GTX-B line Masok Station is planned to be built there, and it is a region that can conveniently use the recently opened Metropolitan Area 2nd Ring Road.
In particular, the contract for Shinsegae Construction’s ‘Villiv Centhi’ currently being supplied in Namyangju Hwado is said to be heating up. ‘Villiv Centhi’ will be composed of 250 households with exclusive areas ranging from 84 to 98㎡ in buildings up to 29 floors high. It is located within walking distance of Masok Station on the GTX-B line and will be the first to benefit from the opening of the Metropolitan Area 2nd Ring Expressway sections from Pocheon to Namyangju Hwado and from Namyangju Hwado to Joan.
The first of the two transportation benefits that Villiv Centhi will enjoy is the GTX-B line, which has entered the main track and is accelerating after the groundbreaking ceremony earlier this month. Secondly, the Metropolitan Area 2nd Ring Road connected the previously disconnected Hwado?Yangpyeong section by opening the Joan?Hwado?Pocheon section in February, extending the route from Namyangju to Pocheon.
Additionally, Villiv Centhi boasts the best location in the area. Nearby are Lotte Mart, Masok 5-day Market, hospitals, and a movie theater. It also offers access to ‘Simseok Elementary School,’ the only private elementary school in the northern Gyeonggi region and one of only three in Gyeonggi Province, as well as prestigious school districts including Simseok Middle and Simseok High Schools.
Moreover, as a mixed-use residential complex, the first to third floors will feature diverse and convenient commercial spaces to create a one-stop living complex. The fourth floor will house community facilities for residents, including a fitness center, indoor golf practice range, senior citizens’ center, family library, lawn yard, and waterway.
The apartments will be located from the fifth to the 29th floors. Due to the characteristics of a mixed-use complex, the fifth floor height of Villiv Centhi is similar to the height of a typical 10th floor in standard apartments, offering excellent views. The complex is also adjacent to a natural environment surrounded by abundant greenery such as the Maseok Ucheon Greenway.
Meanwhile, Villiv Centhi is reportedly seeing rapid contract signings, with some unit types already sold out, and a model house is currently open for visitors.
