Approval and Public Notice of Sanho Apartment Reconstruction Project Plan on the 29th
Redevelopment with 7 Buildings, 647 Units, 3 Basement Floors, 35 Above Ground
Site with Excellent Han River Views and Accessibility, Adjacent to Yongsan International Business District
Sanho Apartment, located 500 meters from the Yongsan International Business District site, is expected to accelerate its reconstruction and redevelopment project after receiving approval for its project implementation plan.
Yongsan-gu, Seoul (District Mayor Park Hee-young) approved the project implementation plan submitted by the Sanho Apartment Housing Reconstruction and Redevelopment Association (Chairman Kim Hyun) on the 29th of this month and announced it in the district bulletin. This comes about seven years after the association was established in 2017 and 15 months after the approval application was submitted in December 2022.
Sanho Apartment is located at 118-16 Wonhyo-ro 4-ga, Yongsan-gu, covering an area of 27,117.3㎡ with a land area of 25,955.3㎡. Applying a building coverage ratio of 25.98% and a floor area ratio of 280%, the current 12-story, 6-building complex will be redeveloped into seven apartment buildings with three basement floors and 35 above-ground floors, reaching a maximum height of 109 meters, along with auxiliary welfare facilities.
The total number of households will be 647, an increase of 93 units from the existing 554. Based on exclusive area, the distribution is ▲59㎡ 169 units (including 73 rental units) ▲84㎡ 307 units ▲99㎡ 140 units ▲112㎡ 28 units ▲123㎡ 1 unit ▲161㎡ 2 units.
The newly installed maintenance infrastructure will include ▲446㎡ of sewage facilities ▲56㎡ of waterproofing facilities ▲660㎡ of social welfare facilities, which will be donated to the district once completed.
The project implementer, Sanho Apartment Housing Reconstruction and Redevelopment Association, will invest 379.4 billion KRW and carry out the redevelopment project over 84 months from the date of project plan approval. With the contractor selection scheduled for next month, an on-site briefing was held on the 29th of last month.
Located along the Han River, Sanho Apartment was completed in 1977 and is now a 47-year-old aging complex, well beyond the 30-year reconstruction threshold. The building is severely deteriorated, with peeling paint and rusted window frames, but its location is highly valued. The site is adjacent to Gangbyeonbuk-ro and Wonhyo Bridge, offering excellent views of the Han River.
In particular, following Seoul City's announcement last month of special benefits for the Yongsan International Business District, including a floor area ratio of 1700% and a height of 100 floors, many global companies are expected to move into the business district, making Sanho Apartment an ideal ‘proximity to workplace and residence’ environment.
Park Hee-young, Mayor of Yongsan-gu, said, “We fully understand the residents’ requests for easing floor restrictions and securing Han River views at Sanho Apartment,” adding, “If the association pursues changes to the redevelopment plan and project implementation plan in the future, we will actively support them in accordance with the law.”
Currently, there are a total of 13 housing reconstruction projects underway throughout the district, categorized as follows according to project progress: ▲3 projects with approved project implementation plans (Hangang Samik, Hangang Mansion, Sanho) ▲6 projects with approved association establishment (Wanggung, Pungjeon, Gangbyeon Gangseo, Hanyang Cheolwoo, Hannam Shibeom, Sindonga) ▲4 projects with approved promotion committees (Jungsan Shibeom, Cheonghwa, Ichon 1st District, Huam 1st District).
