In the knowledge industry center market, the demand gap between locations with strengths in accessibility, product quality, and brand and those without these advantages is widening.
According to industry sources, disparities based on location are becoming increasingly pronounced in the knowledge industry center market. Notably, demand for knowledge industry centers near subway stations continues to rise. This is because commuting is convenient, and movement between partner companies is easy, maintaining strong corporate preference. Additionally, the areas around subway stations offer not only convenient transportation but also various infrastructures, leading to high satisfaction with the working environment among employees, which further boosts popularity.
In fact, knowledge industry centers near subway stations have been reported to sell out quickly after supply. For example, 'Indeogwon Station The Live Dehaut,' supplied near Indeogwon Station two years ago, sold out in about a month. Also, the 'Master Value Ace Knowledge Industry Center,' which began its second phase of sales last year, quickly closed contracts during the first phase due to its locational advantage as a double subway station area with Jungmi Station and Gayang Station on Line 9 Gold Line.
Recently, proximity to parks has also become a major factor driving the popularity of knowledge industry centers. As the trend of enhancing quality of life spreads, it has become important to improve the comfort of work environments where people spend a lot of time.
An industry official said, "Comfortable work environments and rest have become key themes for workspaces, and preference for locations near parks where employees can enjoy walks and breaks during lunch or work hours has significantly increased," adding, "The perception that strolling in parks reduces fatigue and provides time for recharging, thereby maximizing work efficiency, has grown."
In this context, the 'Hyundai Terra Tower Sema Station' in Osan City, connecting Hwaseong (Dongtan), Pyeongtaek, and Yongin, is attracting corporate attention by offering both subway station and park proximity.
Hyundai Terra Tower Sema Station is located within walking distance of Sema Station on Subway Line 1, highlighting excellent transportation convenience. Nearby, the GTX-A line (Dongtan Station, scheduled to open in March 2024) and GTX-C line (Suwon Station, Osan Station, scheduled to open in 2028) are set to open soon. Additionally, the Indeogwon Line (Indeogwon-Dongtan, scheduled to open in 2029), expected to begin construction across all sections this year, and the planned extension of the Bundang Line to Osan City included in the 4th National Railroad Network Plan are anticipated to further enhance transportation convenience.
Moreover, the complex is expected to benefit from upcoming road traffic improvements. Notably, the Ministry of Land, Infrastructure and Transport announced the 'Semiconductor Highway' on the 25th. This is a privately funded highway connecting Hwaseong, Yongin, and Anseong (approximately 45 km), centered around the system semiconductor cluster Samsung Electronics is developing in Namsa-eup, Yongin, with an investment of 360 trillion KRW. The highway is expected to open around the start of construction in 2028.
Additionally, the complex is surrounded by numerous parks such as Osan Jukmiryeong Peace Park, UN Participation Memorial Park, Jukmi Park, and Goin-dol Park, providing a park-adjacent environment where workers can conveniently enter and exit for rest.
An official from a real estate agency in Osan City said, "Near Sema Station, large marts such as E-Mart, Lotte Mart, and Homeplus are located, and various infrastructure facilities like Dongtan Premium Outlets and Osan Korean Hospital are nearby, which enhances convenience," adding, "Furthermore, the semiconductor-specialized complex in Namsa-eup, Yongin, where Samsung Electronics plans to invest 360 trillion KRW, is close by, making this location excellent in terms of subway station proximity, park adjacency, convenience, and future value, according to industry consensus."
Meanwhile, Hyundai Terra Tower Sema Station will be developed in Segyo-dong, Osan City, Gyeonggi Province (Segyo 1 District self-sufficient facility site 7BL), with a scale of approximately 115,000 square meters (about 35,000 pyeong) across three basement floors to 13 above-ground floors. It will consist of 566 manufacturing and research & office-type knowledge industry center units (from basement level 2 to 13 floors) and 46 commercial units (from basement level 1 to ground floor).
Notably, 73.4% of the entire complex will be manufacturing-type knowledge industry centers, which are scarce and in high demand in the area. Although areas like Dongtan 2 New Town nearby have emerged as beneficiaries of the semiconductor industry, manufacturing-type knowledge industry centers essential for the semiconductor industry are significantly lacking, which is expected to increase interest.
Since Hyundai Terra Tower Sema Station is built mainly as a manufacturing-type knowledge industry center, it will incorporate differentiated designs specialized for manufacturing work. In particular, it will apply designs optimized for logistics movement, including drive-in and door-to-door (except some units) systems and two 5-ton freight elevators, enhancing convenience for vehicle movement and loading/unloading.
Additionally, wide ramp widths and high-load floor designs will improve the convenience and stability of logistics vehicle movement. Interior designs will feature high ceilings up to 6.5 meters (5.4 meters on standard floors) and balcony services (except for some units) to expand space utilization. Various auxiliary facilities to enhance work efficiency will also be provided, including meeting and lounge areas, fitness facilities, and rest areas on each floor (from the 2nd to the 13th floor).
Hyundai Terra Tower Sema Station offers loans up to 70-80% of the sale price and various tax benefits such as 35% reductions in property tax and acquisition tax. Additionally, Osan City belongs to a growth management zone, allowing for greater tax benefits such as corporate or income tax, acquisition tax, and property tax reductions when relocating from overcrowded control zones.
Key additional benefits include 100% exemption from corporate or income tax for five years, followed by a 50% reduction for two years, 100% exemption from acquisition tax, and 100% exemption from property tax for five years, followed by a 50% reduction for three years (subject to government policy changes and specific eligibility conditions).
