First-Come, First-Served Contracts for 'Hillstate Pyeongtaek Hwayang' Featuring a Large Complex and Brand

As large-scale apartment complexes with established brands lead the subscription market, ‘Hillstate Pyeongtaek Hwayang,’ currently being supplied in the Hwayang district of Pyeongtaek, is attracting attention.


Larger apartment complexes have lower maintenance fees and are advantageous for securing price premiums. According to data from the Ministry of Land, Infrastructure and Transport’s ‘K-apt Apartment Management Information System,’ the nationwide average common maintenance fee per household for apartments in December last year was ▲1,430 KRW/㎡ for 150?299 households ▲1,281 KRW/㎡ for 300?499 households ▲1,217 KRW/㎡ for 500?999 households ▲1,193 KRW/㎡ for 1,000 or more households. It was found that the larger the complex, the cheaper the maintenance fees.


Conversely, the average apartment sale price tends to be higher as the complex size increases. According to statistics from ‘Real Estate R Labs,’ the average nationwide apartment sale price per pyeong (3.3㎡) by complex size was △under 300 households 18.32 million KRW △300?499 households 18.35 million KRW △500?699 households 18.33 million KRW △700?999 households 18.77 million KRW △1,000?1,499 households 20.65 million KRW △1,500 households or more 26.93 million KRW. The average sale price rose with the size of the complex, with complexes of 1,500 households or more recording the highest average sale price.


Additionally, consumer preference for branded apartments remains high. According to Korea Real Estate Board’s Subscription Home, the average first-priority subscription competition rate for apartments branded by the top 10 construction companies in construction capability evaluation (from last year to March 6) was 15.38 to 1. In comparison, apartments constructed by companies ranked below the top 10 recorded a competition rate of 5.85 to 1 during the same period, showing nearly a threefold difference. Among complexes that successfully closed first-priority subscriptions, 70 out of 117 complexes (60%) were from the top 10 construction companies nationwide, whereas only 65 out of 214 complexes (30%) were from other construction companies.


An industry insider stated, “Large-scale apartment complexes not only offer a pleasant living environment but also have lower maintenance fees and higher future sale prices, naturally leading consumers to choose large complexes for their home purchase. Furthermore, if the complex also has a brand, it is expected to become the leading apartment in the area, allowing residents to enjoy various premiums in the future.”


Amid this atmosphere, ‘Hillstate Pyeongtaek Hwayang’ is drawing attention from consumers as it combines a large-scale complex with a brand.


As the largest single BL (Block Lot) in the Hwayang district and the first ‘Hillstate’ branded apartment in the area, this complex is being built as a large-scale complex with 14 buildings ranging from two basement floors to 31 floors above ground, totaling 1,571 households. The exclusive area units are ▲72㎡ with 149 households ▲76㎡ with 76 households ▲84㎡A with 929 households ▲84㎡B with 315 households ▲84㎡C with 102 households.


The 72㎡ and 76㎡ units of ‘Hillstate Pyeongtaek Hwayang’ are priced in the 300 million KRW range across all floors, and the highly preferred 84㎡ units start from the high 300 million KRW range. Despite soaring nationwide pre-sale prices, it is considered a merit-worthy complex as it is accessible in the metropolitan area at prices in the 300 million KRW range.


Moreover, the pre-sale price (standard floor) of ‘Hillstate Pyeongtaek Hwayang’ is cheaper compared to nearby complexes. Compared to Complex A, which recently launched pre-sales nearby, it is more than 25 million KRW cheaper, attracting more attention from consumers.


Currently, first-come, first-served contracts for building and unit designation are being accepted, and anyone aged 19 or older can apply regardless of residence area, home ownership status, or subscription savings account possession. A sales representative stated that remaining units are being quickly sold, with consumers moving swiftly to secure contracts.


The contract terms are 10% down payment, 60% interim payment, and 30% balance payment. The down payment is set at a fixed amount of 10 million KRW (first installment), which is expected to reduce the initial financial burden on consumers, and interest-free benefits are provided for interim payment loans.


Investment demand is also pouring in. ‘Hillstate Pyeongtaek Hwayang’ is developed in a private land development district, with a resale restriction period of six months and no obligation for actual residence. Additionally, capital gains tax and acquisition tax for multi-homeowners have been eased, so the remaining units are expected to be smoothly contracted.


The Pyeongtaek Hwayang district, where ‘Hillstate Pyeongtaek Hwayang’ is being developed, is the third largest urban development project nationwide and the largest private-led urban development project in Korea, covering approximately 2.79 million square meters, comparable to the size of Yeouido in Seoul. Once development is completed, it is expected to become the central residential area of West Pyeongtaek, housing about 20,000 households and approximately 53,000 residents.


Furthermore, various industrial complexes and a hydrogen transportation complex have been established near Pyeongtaek Port in the western region where the Hwayang district is located. The hydrogen transportation complex is the largest domestic large-capacity hydrogen charging facility capable of charging logistics trucks, car carriers, and handling equipment. Connected to nearby hydrogen production facilities and pipelines, transportation costs are reduced, enabling affordable hydrogen supply. This is expected to further expand hydrogen distribution in the transportation sector centered around Pyeongtaek Port and Poseung National Industrial Complex.


First-come, first-served contracts for building and unit designation of ‘Hillstate Pyeongtaek Hwayang’ are available at the model house. Move-in is scheduled for March 2026.
