Approval of Urban Office Facility Construction Reviews in Mugyodadong and Sewoon Districts

Three Sites in Sewoon District Include Underground Integrated Plans

Office facilities up to 23 stories high will be built in Mugyo-dadong near Seoul City Hall, along with office and neighborhood living facilities in three areas of the Sewoon Redevelopment Promotion District.

Seoul City announced on the 27th that it held the 7th Architecture Committee meeting on the 26th and approved a total of four architectural reviews, including the 'Mugyo-dadong District 29 Urban Maintenance-type Redevelopment Project.'


The approved projects include ▲Mugyo-dadong District 29 Urban Maintenance-type Redevelopment Project ▲Sewoon Redevelopment Promotion District 3-2,3 Urban Maintenance-type Redevelopment Project ▲Sewoon Redevelopment Promotion District 3-8,9,10 Urban Maintenance-type Redevelopment Project ▲Sewoon Redevelopment Promotion District 6-3-3 Urban Maintenance-type Redevelopment Project, totaling four locations.


The 'Mugyo-dadong District 29 Urban Maintenance-type Redevelopment Project (6 Mugyo-ro, Jung-gu),' located between City Hall Station on Line 1 and Euljiro 1(il)-ga Station on Line 2, is a project to construct office facilities, cultural and assembly facilities, and neighborhood living facilities in a building ranging from six basement levels to 23 floors above ground.


The Architecture Committee planned to install an open space on the top floor, neighborhood living facilities, and a dedicated elevator to allow views of Seoul’s representative landmarks such as Seoul Plaza and Deoksugung Palace.


To improve pedestrian spaces, the existing underground access facilities on the sidewalks (Euljiro and Mugyo-ro) were relocated inside the site. The plan maximizes open green spaces connected to City Hall Plaza and nearby green areas, and includes open spaces on the lower floors linked to these green areas.

Near Euljiro 3(sam)-ga Station on Subway Lines 2 and 3 and Euljiro 4(sa)-ga Station on Lines 2 and 5, ▲Sewoon 3-2,3 District Urban Maintenance-type Redevelopment Project (Ipjeong-dong, Jung-gu) will consist of two buildings ranging from nine basement levels to 36 floors above ground; ▲Sewoon 3-8,9,10 District Urban Maintenance-type Redevelopment Project (Euljiro 3-ga dong, Jung-gu) will have two buildings ranging from nine basement levels to 39 floors above ground; ▲Sewoon 6-3-3 District Urban Maintenance-type Redevelopment Project (Euljiro 4-ga dong, Jung-gu) will have one building ranging from eight basement levels to 32 floors above ground, with office and neighborhood living facilities constructed.


Among the Sewoon District projects, the agenda for District 3 and others completed review in December last year but included revisions to differentiate the design of each building. The Architecture Committee aimed to create a diverse urban landscape that harmonizes with the surrounding environment while maintaining an overall consistent design concept. Efforts were made to revitalize the downtown area through an integrated underground plan linked to Euljiro 3(sam)-ga Station and expansion of tourism infrastructure facilities.


Han Byung-yong, Director of Seoul City’s Housing Policy Office, said, "Considering the current lack of green spaces in the downtown area, we will ensure that the Architecture Committee takes into account increasing green space ratios and creating pedestrian-friendly street environments from the review stage when planning buildings in the city center."
