Apartment 'Eliph Namwirye Station Edufore' Near Namwirye Station on Line 8 Draws Attention

Amid the recent pause in the real estate market, the strength of “super-station area” apartments?those located right in front of subway stations?has attracted attention.


Super-station area locations, where subway stations are within a 5-minute walk, are absolutely preferred for residential purposes. Not only do they offer convenient access to neighboring areas, but they also come with solid living infrastructure. Especially in the metropolitan area, where traffic congestion during rush hours is severe, the value of subways that allow fast and punctual travel is regarded even higher.


The dominance of super-station area complexes can be seen in the subscription market. Representative examples include the “Geomdan New Town Lotte Castle Nextiel” in Geomdan New Town, Incheon, which was offered in October last year, and “Unjeong 3 Jeil Punggyeongchae” supplied in November of the same year in Paju Unjeong New Town. They recorded average competition rates of 111 to 1 and 371 to 1, respectively. The super-station area location is interpreted as a key factor for the popularity of both complexes.


House prices have also risen sharply. According to KB Real Estate, the actual transaction price in January this year for the 84㎡ exclusive unit of “Sanseong Station Forestia” in Sinheung-dong, Sujeong-gu, Seongnam-si, Gyeonggi-do, was 1.15 billion KRW (24th floor), which is about 200 million KRW higher than the 960 million KRW (25th floor) recorded in January last year. This apartment complex is located right in front of Sanseong Station on Line 8, highlighting the value of a super-station area location.


In this atmosphere, the super-station area apartment “Elif Namwirye Station Edufore” in Seongnam Bokjeong 1 District is scheduled for sale in April, drawing the attention of prospective buyers.


“Elif Namwirye Station Edufore,” developed by Korea Land Trust and constructed by Gyeryong Group KR Industry, is located in Ilwon, Sujeong-gu, Seongnam-si, Gyeonggi-do. It consists of six buildings ranging from four basement floors to 29 above-ground floors, with a total of 510 units of a single housing type with an exclusive area of 84㎡. The number of units by housing type is △84㎡A with 457 units and △84㎡B with 53 units.


“Elif Namwirye Station Edufore” is a super-station area complex located just a 3-minute walk from Namwirye Station on Subway Line 8. It takes only about 10 minutes to reach Jamsil Station (Lines 2 and 8) without transfers, and through transfers at Bokjeong Station (Lines 8 and Suin-Bundang Line), Garak Market Station (Lines 3 and 8), and Seokchon Station (Lines 8 and 9), rapid access to major areas in Seoul’s Gangnam district is possible. It is also close to the Metropolitan Area 1st Ring Expressway (Songpa IC), Bundang-Suseo Expressway, and SRT Suseo Station, providing a wide-area transportation network covering the metropolitan area. Additionally, the Wirye-Sinsa Line (scheduled for 2028) and Wirye Line urban railway (tram) are being promoted, which is expected to further improve transportation convenience.


The residential infrastructure is also solid. Based on its location adjacent to Wirye New Town, “Elif Namwirye Station Edufore” allows convenient use of facilities formed in Wirye New Town such as Starfield City Wirye and Transit Mall. Large commercial facilities such as Garden Five, Lotte World Mall, and the planned Suseo Station Shinsegae Department Store are also located near the complex, enabling a high-quality residential life.


It also boasts a safe educational environment. A kindergarten and elementary school (scheduled for the first half of 2026) are located right in front of the main gate of the “Elif Namwirye Station Edufore” complex, allowing safe commuting for young children. As the proportion of single-child households and dual-income households has recently increased, parents’ greatest concern has shifted to the safe commute of their children. Therefore, a “Chopooma” environment?meaning a safe walking distance to school?has been established at “Elif Namwirye Station Edufore,” which is expected to attract high interest from homebuyers. Furthermore, due to the law protecting educational environments around elementary schools, harmful facilities cannot be established nearby, ensuring an excellent residential environment.


“Elif Namwirye Station Edufore” is a “three-sided forest area” complex surrounded by the Yeongjangsan Forest. Various large parks such as Wirye Station Riverside Park, Wirye Neighborhood Park, and Yeongjang Neighborhood Park are located around the complex, allowing residents to enjoy a leisurely and pleasant natural environment amid abundant greenery.

Reasonable pricing is also noteworthy. “Elif Namwirye Station Edufore” is located in a public land development district and is subject to the price ceiling system. Notably, the sale price was determined based on the basic construction cost before the regular announcement in March this year (which increased by 3.1%). This adds the advantage of a reasonable sale price, and a large number of subscription demands for homeownership are expected to gather.


“Elif Namwirye Station Edufore” consists of a single housing type of 84㎡, which is highly preferred by actual buyers. It offers efficient space utilization with features such as a 4Bay innovative floor plan (in some units) and ample storage space including pantries in all units. Additionally, the complex has obtained preliminary certification as a “zero-energy building.” By minimizing energy consumption for heating and cooling and using renewable energy facilities such as solar power, it is expected to reduce carbon emissions and energy costs, thereby lowering residents’ management fee burdens.
