Passage of Special Act for Gyeongbu Line Underground Project Development... Interest in 'Triarts' Knowledge Industry Center

Recently, real estate in Gunpo-si, Gyeonggi-do has been attracting market attention. This is because on January 9th, the National Assembly passed the bill for the "Special Act on Undergrounding Railroads and Integrated Development of Railroad Sites," opening the way for the undergrounding project of the Gyeongbu Line (Seoul Station to Dangjeong Station).


In fact, Gunpo-si is considered a key axis through which the Gyeongbu Line passes. The undergrounding project for the 18 stations section of the Gyeongbu Line (Seoul Station to Dangjeong Station), spanning 32 km on Line 1, is the largest undergrounding project in the metropolitan area. Once this project proceeds, the transportation environment in Gunpo-si, which had lagged in regional development, will improve, and various urban developments centered around this line will take place, raising expectations for high future value.


After the passage of the special act, Ha Eun-ho, mayor of Gunpo-si, stated, "The undergrounding of the Gyeongbu Line from Seoul Station to Dangjeong Station, a pledge of President Yoon Seok-yeol, has been realized through the special act. Now, Gunpo has reached a turning point to be reborn anew," emphasizing, "Following the Special Act on Old Cities and the restoration of Sanboncheon, the Railroad Undergrounding Act proves that Gunpo is a region receiving special attention from this administration."


Moreover, this month, Gunpo-si in Gyeonggi-do announced plans to promote a private railroad project to extend the Shinbundang Line through Gunpo to Ansan. On the 18th, Gunpo-si held a signing ceremony for a mutual agreement to promote the private investment project for the Shinbundang Line extension to Gunpo, Ansan, and Uiwang New Town at the city hall annex meeting room, attended by Mayor Ha Eun-ho, Kim In-su, CEO of Ssangyong Construction Co., Ltd., and Shin Hee-jung, chairman of Dongmyung Technology Corporation.


Once the Shinbundang Line extension project is completed, it will enable access within 30 minutes from Gunpo, Ansan, and Uiwang New Town to Seoul and major metropolitan cities. It is expected to serve as an east-west connecting railroad in the southwestern Gyeonggi region, improving chronic traffic problems around Gunpo Bugok, Songjeong, Dangdong 2, and Daeyami districts.


As the value of Gunpo-si is expected to rise, local real estate is receiving significant attention. In particular, with anticipated improvements in the transportation environment, office real estate such as knowledge industry centers is gaining more focus, and projects for sale are attracting attention.


Amid this, the developer Gunpo Complex Development PFB Co., Ltd. is currently selling "Triarts" at the Gunpo Station Area Complex Development Project A-1BL (Dangdong area) in Gunpo-si, Gyeonggi-do.


“Triarts,” a knowledge industry center with a total floor area of approximately 240,000㎡ and consisting of 3 basement floors to a maximum of 28 floors above ground, has high future value due to significant upcoming development benefits. A complex transfer center is planned near Geumjeong Station for the metropolitan area’s Great Train Express GTX-C line (Yangju to Suwon), which will improve transportation accessibility. Additionally, there are multiple development benefits planned to strengthen local industrial infrastructure, including the Gunpo Station Area Urban Regeneration Activation Project, Dangjeong-dong Industrial Area Revitalization Project, and the establishment of the Yuhan Corporation R&D cluster.


Meanwhile, the model house for Triarts is located in the Dangdong area of Gunpo-si, Gyeonggi-do.
