Amid a nationwide real estate market slump, one area stands out as the only region continuing an upward trend. Deogyang-gu in Goyang-si, Gyeonggi-do is gaining renewed attention as housing prices rise alongside increasing transaction volumes.
According to the Korea Real Estate Board, from the end of January to the second week of March this year, apartment price fluctuations in Deogyang-gu, Goyang-si, Gyeonggi-do showed a continuous rise for seven consecutive weeks. Specifically, the rate increased from 0.14% at the end of January to 0.18% in mid-February. In March, steady increases of 0.09% and 0.03% were recorded. In contrast, apartment price fluctuations nationwide and in the metropolitan area declined during the same period. Considering this real estate market trend, the current situation in Deogyang-gu, Goyang-si is quite exceptional.
Transaction volumes have also surged sharply this year. According to the Korea Real Estate Board, apartment sales transactions in Deogyang-gu, Goyang-si reached 262 cases in January this year, a 40% increase from 187 cases in December last year. This figure is more than double the nationwide apartment sales transaction growth rate of 19% during the same period. This highlights the hot market atmosphere in Deogyang-gu, Goyang-si.
Regarding this unusual upward trend in Deogyang-gu, Goyang-si, real estate experts say, “Deogyang-gu in Goyang-si has the locational advantage of being closest to Seoul among the metropolitan areas, yet it has been relatively undervalued in the market. With the decrease in new apartment supply in Seoul and the recent partial opening of the GTX-A line, the residential value is expected to rise further, sustaining this positive momentum.”
As the exceptional rise in Deogyang-gu, Goyang-si becomes a hot topic, a newly spotlighted area has emerged. Deogeun District in Goyang, which practically shares the same locational conditions as Seoul, is the main focus.
Administratively, Deogeun District belongs to Deogyang-gu, Goyang-si. However, geographically, the story is different. Deogeun District is located right next to Sangam-dong, Mapo-gu, Seoul. It is about a 10-minute drive away. Due to this characteristic, Deogeun District is called ‘Mapo-gu Deogeun-dong’ in the real estate industry, a nickname that implies it shares the same locational conditions as Sangam-dong.
Another reason Deogeun District is attracting attention is its unique future value. Deogeun-dong is surrounded by the Han River and large parks, offering a pleasant residential environment that is hard to enjoy in central Seoul. Additionally, the ‘Daejang-Hongdae Line’ development, connecting Daejang New Town to Hongdae Entrance Station, is underway, which is expected to further increase residential value.
The most prominent pre-sale site currently in Deogeun District is ‘Deogeun DMC Aileen’s Garden Central.’ Located in blocks 8, 9, and 10 at the heart of Deogeun District, Goyang-si, this residential officetel complex consists of three buildings ranging from four basement levels to a maximum of 25 floors above ground, with a total of 210 units sized 78, 84, and 112 square meters. Some units are still available, and inquiries continue amid high interest.
This complex draws attention for its differentiated residential value. ‘Deogeun DMC Aileen’s Garden Central’ is situated within the large-scale mixed-use business town ‘IS Valley.’ ‘IS Valley’ harmoniously combines residential, office, and commercial spaces, including residential officetels, knowledge industry centers, and commercial facilities. As a result, residents can enjoy a wider variety of convenient lifestyle amenities compared to other areas. Additionally, a strong housing demand is expected, centered on workers employed by companies in the knowledge industry center.
Excellent transportation infrastructure is also notable. Currently, ‘Deogeun DMC Aileen’s Garden Central’ benefits from an expanded road network, facilitating smooth vehicle movement. It takes six minutes to reach Gangbyeonbuk-ro via the northern IC of Gayang Bridge and eight minutes to reach Olympic-daero via the southern IC of Gayang Bridge.
Transportation benefits are also anticipated. A station tentatively named ‘Deogeun Station’ on the ‘Daejang-Hongdae Line’ is planned near the complex. Once opened, accessibility to major Seoul downtown areas such as Sangam and Hongdae Entrance will improve significantly. Additionally, benefits are expected from the ‘Gangbyeonbuk-ro Undergrounding’ project, which will create a six-lane road and waterfront space, and the ‘Susaek Station Area Development,’ which will include a large-scale complex shopping mall.
The unique residential environment known as the ‘Han River Forest Zone’ is also a point of interest. ‘Deogeun DMC Aileen’s Garden Central’ offers Han River views and is located near World Cup Park, Noeul Park, and Han River Park. These parks are planned to include attractions such as a Ferris wheel and golf courses, further enhancing the area's value in the future.
