Up to 36-Story, 999-Unit Complex to Be Built on Yongsan Asea Apartment Site

Change in Public Contribution Plan Including Additional Donation of Sports Facilities
Height from 33 Floors to Up to 36 Floors, Number of Households Also Increased by 30

An apartment complex with up to 36 floors and 999 units will be built on the site of Yongsan Asia Apartment located between Sinyongsan Station and Ichon Station on Line 4.

On the 14th, the Seoul Metropolitan Government announced that it had revised the "Yongsan District Unit Plan and Asia Apartment Special Planning Zone Detailed Development Plan Amendment (Draft)" at the 3rd Urban and Architectural Joint Committee held the previous day.


As a result of this review, the public contribution plan was changed to additionally donate sports facilities, raising the building height limit from up to 33 floors to up to 36 floors. The number of units also increased from the previous 969 to 999. The floor area ratio was raised from up to 340% to up to 382%.


Yongsan Asia Apartment was formerly used as military housing and military base land. It was designated as a special planning zone in 2001, and subsequently, Booyoung purchased the site from the Ministry of National Defense in 2014 and received approval for the special planning zone housing construction project plan in 2021.

In May 2021, the Ministry of Land, Infrastructure and Transport and the U.S. Embassy in Korea signed a memorandum of understanding exchanging 150 units of Asia Apartment for the donation of the U.S. Embassy residence on the north side of Yongsan Park. Afterwards, the U.S. Embassy requested design changes such as the installation of emergency stairs, causing the project to be delayed for over two years, and Booyoung requested an increase in the floor area ratio as compensation for the project delay.


Booyoung proposed additional public contribution measures, including the construction of a 3,000㎡ gymnasium for use by local residents. Excluding the 150 units allocated for the U.S. Embassy staff residences, about 800 units are expected to be sold to the general public.


A Seoul city official stated, "With this detailed development plan decision, we expect development that matches the status of a metropolitan center, improving the urban landscape and pedestrian environment of the area, and supplying high-quality housing."
