Promotion of Sintong Planning in Sindang-dong 236-67 Area Next to Sindang District 10, Jung-gu

Significant redevelopment movements are underway in the area of Sindang-dong 236-67, which borders Sindang 10 District, where many milestones were set in redevelopment projects last year.


Jung-gu (District Mayor Kim Gil-seong) announced that efforts are underway to secure resident consent to apply for the Sindang-dong 236-67 area (tentatively named Sindang 13 District) as a candidate site for the Rapid Integrated Planning Housing Redevelopment.


To qualify for candidate site application, the area must meet the statutory requirements for designation as a redevelopment zone and obtain consent from more than 30% of landowners and other property owners.


The Sindang-dong 236-67 area, located behind Dasan-ro, covers 68,916 square meters. It is very close to Cheonggu Station on the subway and the Sindang-dong Tteokbokki Street, with Sindang Station and Dongdaemun History & Culture Park Station also within walking distance. It is classified as a Type 2 General Residential Area, and there are 645 landowners and other property owners within the zone.


Jung-gu judged that the target area is suitable based on the review of statutory requirements for redevelopment zone designation, including area size, aging level, ratio of undersized lots, and housing density.


Last month, at the request of the resident promotion body (tentatively named Sindang 13 District Housing Redevelopment Preparation Committee), the district provided consent form templates with assigned serial numbers. According to Seoul City, redevelopment promotion bodies must use consent forms numbered by the relevant local government to obtain consent.


Once the promotion body meets the consent rate requirements and formally applies for candidate site status to the district, the district will conduct a preliminary review and recommend the site to Seoul City. Subsequently, the city will hold a selection committee meeting to make the final decision on candidate site selection.


Additionally, from the day the site is recommended as a candidate, measures to prevent speculation, such as designation as a land transaction permission zone and restrictions on building permits, will be implemented in the target area.


Rapid Integrated Planning is a public support system where Seoul City, local governments, and residents form a team to establish more flexible and innovative redevelopment plans and architectural guidelines, simplifying the traditionally complex individual reviews to shorten the project duration.


The adjacent Sindang 10 District reduced its project duration by about three years through Seoul City’s first Rapid Integrated Planning and direct establishment of the association system.
