As the semiconductor mega cluster plan in southern Gyeonggi Province becomes more concrete, nearby complexes are attracting the attention of demanders.
According to the government on the 11th, the government will invest a total of 622 trillion won by 2047 to jointly establish a semiconductor mega cluster in southern Gyeonggi Province through public-private cooperation. Thirteen semiconductor factories and three research facilities will be newly established, creating a cluster of 37 semiconductor factories and facilities in total. To this end, Samsung Electronics and SK Hynix will invest 500 trillion won and 122 trillion won respectively. The government expects the semiconductor mega cluster to generate a production inducement effect of 650 trillion won and create 3.46 million direct and indirect jobs over about 20 years.
In particular, Yongin in Gyeonggi Province is a key area of the semiconductor mega cluster with the establishment of the advanced system semiconductor national industrial complex. According to the plan to foster a semiconductor-specialized city, the city plans to develop into a convenient and safe city by introducing advanced smart city technologies in the fields of industry, transportation, welfare, and safety.
Accordingly, interest in nearby apartments has increased. In Yongin, 'Yongin Everland Station Cantavil,' expected to benefit from the semiconductor cluster, is currently being sold. It is a new apartment supplied for the first time in 13 years in the Pogok-eup area of Cheoin-gu, and contracts are being conducted on a first-come, first-served basis for building and unit designation. A payment plan with installment down payments (first down payment 5%) and full interest-free loans for intermediate payments are available. With a resale restriction of six months, unlimited resale is possible after May 24, before applying for the intermediate payment loan.
This complex consists of five buildings ranging from two basement floors to a maximum of 29 floors above ground, with a total of 348 households. By type, there are 132 units of 59㎡, 62 units of 74㎡, and 154 units of 84㎡. It features mainly south-facing layouts, a 4-bay structure (except for some units), and a car-free complex on the ground level.
The transportation conditions are also excellent. It is a super-station area complex located just a one-minute walk from Jeondae and Everland stations. The Metropolitan Area 2nd Ring Expressway (Pogok IC) is also nearby. Once the Sejong-Pocheon Expressway (Anseong-Guri section) opens this year, it will be possible to reach Seoul within 20 minutes.
In the Pogok-eup area of Cheoin-gu, various development benefits are being promoted in addition to the semiconductor cluster. The waterfront zone designation is being lifted for about 3.9㎢ (approximately 500 soccer fields) in the Pogok-eup area. Following the city's request for lifting, the Han River Basin Environmental Office plans to proceed with the waterfront zone designation cancellation procedures, including an on-site survey in November.
A feasibility study for extending the Gyeonggang Line is also underway. Including Gwangju City and Yongin City, the entire route will extend to 40.2 km (double track). Also, it is easy to access the Suin-Bundang Line (Giheung Station) using the light rail (Everline). In the future, it will also be possible to access quickly via the Metropolitan Area Express Railway (GTX)-A line. Once the Gyeonggang Line extension is confirmed, it will have a double super-station area (transfer station) where the existing light rail (Everline) and Gyeonggang Line (Pangyo Station) operate together.
An industry official said, “Yongin Everland Cantavil has excellent residential conditions and, supported by transportation and regional development benefits, has high expectations for future value. It is a good opportunity to secure prime units as the conditions for purchasing a home are not stringent and various financial benefits are available.”
