Jeju 1,401-Unit Large Apartment Complex 'WiPark Jeju' Scheduled for Sale

Large-scale apartment complexes offer well-equipped amenities such as landscaping facilities and community spaces, and due to the high number of households, the common maintenance fees are relatively low. A large-scale apartment complex with 1,401 households is scheduled to be supplied in Jeju Island, attracting significant attention.


According to data from the Korea Real Estate Apartment Information System (K-APT), as of November 2022, the common maintenance fee per 1㎡ was 1,363 KRW for complexes with 150?299 households, 1,223 KRW for 300?499 households, and 1,135 KRW for complexes with over 1,000 households, indicating that the more households there are, the lower the common maintenance fees tend to be.


An industry insider stated, “Large-scale apartment complexes have high transaction volumes, making them highly liquid and often leading the formation of surrounding apartment prices.” They added, “Considering the community facilities, landscaping, and liquidity within the complex, these apartments are likely to establish themselves as the flagship residences in the area.”


Meanwhile, Hoban Construction plans to launch a large-scale apartment complex called ‘We Park Jeju’ within Odeungbong Park in Jeju City, Jeju Special Self-Governing Province. We Park Jeju will consist of 28 buildings across two complexes, ranging from three basement floors to 15 above-ground floors, totaling 1,401 households. It will be the largest large-scale complex in Jeju Island, with units primarily medium to large-sized, ranging from 84 to 197㎡. The number of households per complex is ▲ Complex 1: 686 households ▲ Complex 2: 715 households.


We Park Jeju is a ‘park-access’ apartment complex situated on approximately 760,000㎡?about 106 times the size of a soccer field?featuring ecological rest areas and parks. A trekking course directly connecting to Odeungbong Park is also established, supporting residents’ healthy leisure activities.


We Park Jeju is located in an area that allows residents to enjoy a double living zone encompassing both Sinjeju and Gujeju, which are highly preferred residential areas. Nearby, residents can access various public institutions such as Jeju Provincial Office and Jeju Government Complex, as well as lifestyle infrastructure including E-Mart and Lotte Mart. Additionally, between Complex 1 and Complex 2, Hanra Library, an Art Center, and a planned multi-cultural facility are adjacent, enabling residents to enjoy cultural activities right at their doorstep.


The transportation environment is also excellent. Residents can conveniently travel to major areas of Jeju via Yeonbuk-ro and Onam-ro, and access to Jeju International Airport is easy.


We Park Jeju is primarily oriented southward, featuring a 4-bay slab-type floor plan with cross ventilation (in some unit types), providing excellent natural lighting and airflow. The complex offers views of Odeungbong Park, Hallasan Mountain, and the ocean, allowing residents to enjoy an open and pleasant living environment (in some unit types). Using movable walls, various spatial arrangements can be created to suit individual lifestyles, and kitchen furniture is arranged to accommodate efficient household workflows. Large dressing rooms, entrance pantries, utility rooms, and various storage spaces, as well as open balconies and alpha rooms, enhance space utilization (varies by unit type). Additionally, ample parking is provided with 1.8 spaces per household.


Community facilities include a fitness club, indoor golf practice range, a small library, and a daycare center, supporting residents’ healthy and relaxed lifestyles. Notably, two ‘SwimFit’ screen swimming pools incorporating the latest technology will be introduced. Unlike traditional 25-meter pools, SwimFit features individual swimming spaces equipped with artificial wave modules and screen systems, enabling underwater exercise in place.


This complex is a car-free zone on the ground level. Vehicle and pedestrian pathways are separated, and a school bus stop is provided near the main entrance for children’s safe boarding and alighting. A daycare center will also be established within the complex.


A Hoban Construction representative said, “This spring, we will supply the largest complex in Jeju Island’s most awaited popular location. Residents will be able to enjoy the living zones of both Sinjeju and Gujeju, and with cultural facilities and parks included, it is expected to become a landmark apartment complex.”
