Recently, in the real estate pre-sale market, there has been talk that "now is the cheapest time for pre-sale prices." This is because the burden of construction costs and other project expenses in the housing construction market has increased, making a rise in new apartment pre-sale prices inevitable.
According to the Housing and Urban Guarantee Corporation (HUG) on the 23rd, the average pre-sale price per 3.3㎡ of apartments nationwide in December last year recorded 17.36 million KRW, a 12.29% increase compared to December 2022. During the same period, the metropolitan area saw an increase of 3.14 million KRW to 24.34 million KRW per 3.3㎡. For an 84㎡ exclusive use area, this means an increase of about 100 million KRW.
Additionally, according to the Ministry of Land, Infrastructure and Transport, the standard construction cost, which comprehensively reflects price changes in construction materials and labor costs, is scheduled to be regularly announced in early March. The standard construction cost is adjusted regularly every March and September to reflect changes in construction costs. If there are other factors causing increases, they are applied through irregular announcements.
Recently, the prices of raw materials affecting the adjustment of the standard construction cost have been rising consecutively, making an 'increase' highly likely in this upcoming regular announcement. In particular, in January, the delivery price of ready-mixed concrete in the metropolitan area was decided to increase by 5.6%, raising the price by 5,000 KRW per 1 cubic meter (㎥). It rose from 88,700 KRW last year to 93,700 KRW.
Meanwhile, Hyundai Engineering is currently selling 'Hillstate Sokcho' in the Geumho-dong area of Sokcho City, Gangwon Special Self-Governing Province. The complex is planned to consist of 11 buildings, ranging from 3 basement floors to 25 above-ground floors, with a total of 925 units of 84㎡ and 104㎡ exclusive areas.
'Hillstate Sokcho' is located in the center of Sokcho in Geumho-dong, offering convenient access to Sokcho Central Traditional Market and Seorak Rodeo Street.
