Aegis Asset Management has implemented the first example of a third-generation office in Seongsu-dong, Seoul. The ‘Factorial Seongsu,’ developed in collaboration with Samsung Electronics and Hyundai Motor Group, successfully secured all tenants before the building's completion.
Aegis Asset Management announced on the 4th that ‘Factorial Seongsu,’ completed on the 29th of last month, achieved a 100% pre-lease rate. After preparing the environment for tenants, full move-in is scheduled to begin next month.
Factorial Seongsu was built in Seongsu-dong 2-ga, Seoul, with a total floor area of 21,060 ㎡ (approximately 6,370 pyeong), spanning from four basement floors to ten above-ground floors. Seongsu-dong is an independent economic activity zone where fashion, IT, and creative industries converge, making it a region with growing office demand.
Factorial Seongsu is the first product of the third-generation office as defined by Aegis Asset Management. Aegis Asset Management has newly defined the third-generation office, evolving from the first generation with personal computers and system furniture, through the second generation featuring various workspaces and amenity facilities such as shared offices. This new office environment innovates user experience with digital technology and diverse content to enhance productivity. The office evolves according to the corporate culture of ‘TAMI’ (Technology, Advertising, Media, Information) companies, which have emerged as a major demand group for offices.
The building was completed about 1 year and 3 months after construction began in November 2022. It is also the first ‘Tech Ready Building’ jointly introduced by Samsung Electronics, Hyundai Motor Group, and the asset management company. It is characterized by allowing office users to naturally enjoy the conveniences provided by advanced technology.
In fact, Hyundai Motor Group implements various robotic technologies in Factorial Seongsu, including F&B and delivery robots dedicated to exclusive floors, unmanned parking robots, and electric vehicle charging robots. Samsung Electronics provides SmartThings technology equipped with an IoT (Internet of Things) system that connects devices such as electronic equipment and lighting, along with a building central air conditioning control B.iot platform that integrates building infrastructure management. Pinpoint, a digital space operation solution company, is responsible for building the digital operation system (OS) of the building.
Additionally, the subscription-based office service ‘SpaceClick’ is introduced for the first time. With a minimum contract period of one year, it modularizes essential office spaces such as lounges, meeting rooms, and focus rooms to enable efficient use of space. Furthermore, advanced technologies like smart meeting solutions and smart air quality solutions are planned to enhance work productivity.
The community space located in the building’s basement is designed as a lounge combining a caf? & bar, hot desks, medium-sized meeting rooms, and a town hall (capacity of 80 people), enhancing the diversity and autonomy of work styles. This spatial program is inspired by the characteristic of knowledge workers gaining ideas by working and meeting in spaces outside the office, such as hotel lounges and caf?s.

The fact that Factorial Seongsu achieved 100% pre-lease with companies aiming for creative values in IT, retail, and content before completion reflects this trend.”
