Mid-sized Apartments Popular Among 3040 Generation, 'Yeongjong Jina Rehi' Attracts Attention

The current housing market shows that exclusive area 84㎡ is the most popular. As the main apartment buyers are concentrated in the 30s and 40s age groups, demand for medium-sized units is increasing rather than small ones. Due to a solid demand base, liquidity is also excellent.


According to Korea Real Estate Board's Subscription Home, last year the total number of apartment subscription applicants nationwide was 1,181,500, of which 561,813, about 48% of the total applicants, applied for exclusive area 84㎡, indicating high interest in medium-sized units among buyers.


Looking at recent sales cases, there is high interest in medium-sized types. In July, ‘Yongsan Hoban Summit Edition’ in Yongsan-gu, Seoul recorded an average first-priority competition rate of 162.69 to 1. Among them, the highest competition rate was in exclusive area 84㎡A, which recorded an astonishing 524.63 to 1.


A real estate official said, “As apartment prices have risen significantly recently, buyers feeling burdened by rising house prices tend to look for cost-effective medium-sized types rather than expensive large types,” adding, “Construction companies are also responding to this trend by offering specialized floor plans, realizing spaciousness in medium-sized units comparable to large ones.”


Meanwhile, an apartment focused on medium-sized units has appeared in Yeongjongdo, attracting buyers' attention.


Jina Construction will supply the ‘Yeongjong Jina Lehi’ apartment in Unnam-dong, Jung-gu, Incheon Metropolitan City in March. The complex consists of 7 buildings, from basement level 1 to a maximum of 24 floors above ground, totaling 547 households, all supplied exclusively with the popular national housing size of exclusive area 84㎡.


The complex boasts excellent residential conditions as it is located in a prime location within Yeongjong International New City. In fact, the complex is within walking distance of the planned Yeongjong Administrative Town, commercial facilities, and complex public facilities, promising convenient living. It also shares the central living areas of Jungsan and Unseo, offering abundant infrastructure.

Transportation accessibility is also good. The 3rd Yeonryuk Bridge is scheduled to open next year, and once completed, it will take only 15 minutes to reach Cheongna International City. Also, it is possible to quickly move to Songdo International City via Incheon Bridge, and Incheon Airport, the 2nd Gyeongin Expressway, and the 2nd Airport Railroad (planned) are accessible.


The development prospects of GTX-D and E lines (planned) are also noteworthy. Especially, the GTX-D Y-shaped line is a key pledge project of the 8th local government.
