Public Inspection of Redevelopment Maintenance Plan Amendment (Draft) for Sinimun Station Area
Creation of Residential Complex with Total Floor Area of 202,075.19㎡, 10 Buildings from Basement 4 to 40 Floors, 1,265 Households
Request for Maintenance Plan Amendment Decision to Seoul City at the End of March after Collecting Residents' Opinions
Dongdaemun-gu, Seoul (Mayor Lee Pil-hyung) is conducting a public inspection of the "Shin-Imun Station Area Long-term Lease Housing Urban Maintenance-type Redevelopment Maintenance Plan and Maintenance Zone Designation Change (Draft)" in the area of 168-1 Imun-dong until March 26.
The place for inspection and submission of opinions is the Housing Maintenance Division office on the 4th floor of Dongdaemun-gu Office. If there are any opinions, they can be submitted in writing (including electronic documents) to the Housing Maintenance Division within the inspection period.
This change (draft), which was approved with modifications at the 20th Urban Planning Committee meeting in 2023, expands the zone area from the original 24,592.3㎡ to 39,717.8㎡, increasing the number of households from 990 to 1,265, with a floor area ratio planned to be below 454.5% and a height limit of 120m.
Another change is the establishment of a park within the zone. Considering the connection with the nearby park to be created and pedestrian routes to the subway station, it is planned linearly (thin and long like a line) on the southern side of the redevelopment zone.
Additionally, the creation of a public pedestrian passage within the complex has been added to enhance public accessibility.
The target site is a residential area adjacent to Shin-Imun Station on Subway Line 1, evaluated as an appropriate area to supply long-term lease housing to actual demanders.
After the inspection period ends, the district office will request the Seoul Metropolitan Government to decide on the maintenance zone and maintenance plan change (draft), and if the change is approved, it will be announced in April.
A district official explained, "Since 98.2% of the buildings are old and deteriorated, making residential environment improvement urgent, this change (draft) will supply additional long-term lease housing and support prompt project promotion."
