As advanced technology develops, the ‘home’ we live in is becoming smarter. This is because construction companies are actively adopting various systems based on cutting-edge technologies such as the Internet of Things (IoT) and facial recognition.


It has now become commonplace to control home appliances and various systems from outside the house. Such advanced systems not only enhance residential convenience but are also applied in many areas including safety and energy savings, contributing to economic efficiency. This is also why real estate buyers prefer new apartments.


The popularity of complexes applying advanced systems can be felt even in the sales market. According to Korea Real Estate Board’s Subscription Home, ‘Saejeol Station Doosan We've Trigeum’ in Eunpyeong-gu, Seoul, which was sold in May last year, completed first-priority subscriptions with an average competition rate of 78.93 to 1 and successfully sold out in a short period. The complex was popular as a smart home equipped with a home network wall pad, smartphone one-pass, and fingerprint recognition digital door lock.


The same applies to provincial areas. ‘Eco City Hanyang Sujain Destin’ in Jeonju, Jeonbuk, which was sold in July last year, attracted attention by applying smart home systems throughout the complex, such as a photovoltaic power generation system for apartment buildings, entrance one-pass system, and indoor air-purifying ventilation system. As a result, 9,393 people applied for 110 first-priority subscription units (excluding special supply), recording an average competition rate of 85.39 to 1.


An industry insider said, “Recently, the popularity of new apartments adopting various advanced systems is increasing,” adding, “As more buyers prioritize residential convenience, interest in ‘smart homes’ is expected to grow further.”


Meanwhile, a new apartment fully equipped with convenience, smart, and safety systems is attracting attention in Ilsan New Town. ‘Humanville Ilsan Class One,’ a ‘Humanville’ brand apartment launched by Ilsin Construction Co., Ltd., which has supplied over 6,800 apartment units in the Goyang and Ilsan areas, is the first in 10 years.


Humanville Ilsan Class One features 4 buildings ranging from 2 basement floors to a maximum of 34 floors above ground, with a total of 529 units composed exclusively of the highly preferred exclusive area of 84㎡. By exclusive area, there are △ 84㎡A with 296 units and △ 84㎡B with 233 units.


Humanville Ilsan Class One has introduced advanced systems throughout the complex, such as a parking guidance system in the underground parking lot and an automatic elevator call system, allowing residents to enjoy a smart digital life. It also applies a photovoltaic power generation system and individual room heating control system, enabling reductions in management and heating costs.


Residents can conveniently control lighting, gas, heating, and home appliances (IoT-linked products) inside their units from outside using a smartphone. In addition, the complex has a facial recognition access control system at the main entrance, 2-megapixel CCTV, infrared and motion detectors, fine dust reduction system, and unmanned parcel delivery system, all designed to ensure residents’ safety, convenience, and health.


The subscription schedule for Humanville Ilsan Class One starts with special supply on February 26, followed by first-priority subscription on the 27th and second-priority on the 28th. The announcement of winners will be on March 6, and the official contract period will be held for three days from March 18 to 20.


First-priority subscription eligibility requires a subscription savings account membership of at least 12 months and a deposit amount according to the region and area. Applicants aged 19 or older can apply regardless of home ownership, household head or member status, or re-subscription status. Since all units are exclusively 84㎡, 40% of the supply is allocated by the point system and 60% by lottery, increasing the chances of winning for applicants with relatively low subscription points. Resale is allowed 12 months after the announcement of winners.


The down payment is 10%, with the first installment of 5% payable to secure the contract and the remaining 5% payable within one month. The intermediate payment can be up to 60%, with interest deferred payment applied.


The model house is located in Siksadong, Ilsandong-gu, Goyang-si, Gyeonggi-do.
