Gwanak District Resident A Becomes Owner of 200 Billion Won Through 'Finding Ancestral Land'?

Gwanak-gu (District Mayor Park Jun-hee) is receiving great response every year from residents for its ‘Ancestor Land Search Service.’


The district provides the ‘Ancestor Land Search Service’ to help local residents who have difficulty identifying the location of land owned by deceased ancestors exercise their property rights.


In the past five years, there have been 8,628 applications for the Ancestor Land Search, providing information on approximately 9,200 parcels of land, covering an area of about 8.11㎢.


According to a district official, “Last year, about 4,200 residents used the Ancestor Land Search Service, and information on approximately 4,800 parcels (2.6㎢) of land was provided,” adding, “This corresponds to about 193 billion KRW in value when converted using the national average individual land price (2022 statistics from Korea Real Estate Board).”


The application process is simple. The applicant or heir can visit the district office’s Real Estate Information Division in person with an ID and documents proving heirship (▲family relation certificate ▲basic certificate ▲family relation certificate, etc.) to immediately check the land ownership status.


In particular, to allow convenient access anytime and anywhere, an ‘Online Ancestor Land Search Service’ is also provided. To use the online service, applicants can access the K-GEO platform operated by the Ministry of Land, Infrastructure and Transport and apply there. However, this is only available for ancestors who passed away after January 1, 2008.


To retrieve information, applicants must verify their identity through certified authentication, enter ancestor information on the site, and designate Gwanak-gu as their jurisdictional residence. For this, applicants must first download basic certificates and family relation certificates of the ancestor from the Supreme Court’s electronic family relation registration system as electronic documents (PDF) and attach them to the site to prove heirship.


The district sends the real estate search results to the applicant within three days after verification by the staff, and the applicant can directly check the results on the K-GEO platform. However, the applicant must personally verify the provided land information with the official registry copy, and since the land is under the ancestor’s name, the heir must complete a separate inheritance registration procedure at the relevant registry office to exercise property rights.


Park Jun-hee, Mayor of Gwanak-gu, said, “There are many cases where land ownership status is unknown due to sudden family deaths, leaving many lands unorganized,” and added, “We will actively promote and support the ‘Ancestor Land Search Service’ so that residents can conveniently exercise their property rights.”
